I'm receving back pay iao $15,000. I want to purchase cash for a $20,000.00 f/c property in Fayetteville, NC. The tax value of the property is around $50k. This will also be my first home purchase, I plan to live there for at least 5 years. If I own the house out right, would I be able to obtain a HELOC in 1-2 years, to purchase another property or vastly improve the property I wish to purchase. My credit isn't great under 600, but I will be recieving an extra $1312 from the VA per month. I also have 8 years of mortgage exp. Will current rents count or not? The property is located in Fayetteville, NC and will NOT be owner occupied. Thanks in advance because I would love to clarify this issue.

5 replies Thu, 14 Feb 2013 19:08:00 GMT http://www.zillow.com/advice-thread/Using-rental-income-to-qualify-for-investment-mortgage/478639/ 2013-02-14T19:08:00Z Can I get a VA Refinance for 15 yr fixed, as a Disabled Vet? http://www.zillow.com/advice-thread/Can-I-get-a-VA-Refinance-for-15-yr-fixed-as-a-Disabled-Vet/510318/ We had a Foreclosure of our previous primary residence on 8-15-2011 and a 680 Credit score as a result. Zillow shows home value at $509K and we owe $480K now.

8 replies Sat, 07 Sep 2013 00:12:00 GMT http://www.zillow.com/advice-thread/Can-I-get-a-VA-Refinance-for-15-yr-fixed-as-a-Disabled-Vet/510318/ 2013-09-07T00:12:00Z What is going on with VA Vendee Financing??? We recently toured the home and discovered that while it generally appears in good condition (e.g., new roof, newer mechanicals), we feel it is also in need of some renovations to make it suitable for us, primarily replacing the carpets and flooring.

We would also like to make a few additional improvements (e.g., painting, opening up a wall, updating kitchen, etc.), after closing and prior to moving in, aproximately an additional $20K - $25K, above the agreed upon sales price of the property.

Assuming we were able to agree to purchase the home for $180K, is it possible to get financing for these funds, and if yes, what is the best way to finance an additional $20K in improvements? We expect to make a 3.5% down-payment that we will borrow from relatives and have been pre-qualified upto $275K. The home will be our primary residence though we own another home in another state that we currently rent. We would prefer a 30 year mortgage and ask to have the seller pay closing costs, finance them or pay them using proceeds from relatives.

Thank you for your assistance!

1 reply Thu, 24 May 2012 02:11:00 GMT http://www.zillow.com/advice-thread/Home-Equity-Line-vs-203k-Loans/444075/ 2012-05-24T02:11:00Z Have 15 yr 4.5% VA fixed.
