These homes are usually not for sale until the entire foreclosure process is complete and the bank lists the home in the local Multiple Listing Service (MLS.) The foreclosure process involves three stages:

Pre-foreclosure: the bank filed a notice of default saying that the owner has fallen two months behind on the mortgage payments. At this point, the owner still has two to three months to try and refinance the loan or attempt to sell the home as a short sale.

Auction: the owners can't make the mortgage payments and the bank schedules an auction to sell the home "as-is" (meaning what you see is what you get) to the highest bidder. If the owner comes up with money at the last minute to begin making the mortgage payments, the bank will cancel the auction.

Bank Owned: the home failed to sell at an auction, and the lien holders of the home are paid off throughprivate mortgage insurance or end up taking a loss on the investment. These homes are also known asREOs (real estate owned). The bank with the primary mortgage on the home is now the owner and will usually list the home with a real estate agent in the local MLS.
Foreclosed Homes
Foreclosed homes may or may not be for sale. Information can be received about a home from a bank's website or other sources, but may likely still not be for sale, for many different reasons.
Call me or email if you want to be set you up to receive daily updates of properties for sale in your area.

0 replies Mon, 17 Feb 2014 18:30:00 GMT http://www.zillow.com/advice-thread/What-is-the-difference-between-Pre-foreclosed-Pre-forclosed-Auction-and-Forclosed/528751/ 2014-02-17T18:30:00Z Real Estate Agent or Real Estate Lawyer? http://www.zillow.com/advice-thread/Real-Estate-Agent-or-Real-Estate-Lawyer/514591/ I just bought a house at Long Island, New York. I did not hire a lawyer. It's a standard process. You just fill several sentences in a standard form of contract, order an inspection, apply mortgage, order a title search and title insurance, got a home insurance, and then close.

Some people suggest that pay a small percentage to lawyer can protect you, as purchase a house needs a lot of money, maybe your whole life saving. The fact is, if you do not spend time to understand this process, you are really at risk. Lawyers just make this process looks complex, difficult, and secret. They do not even read the basic document, make stupid mistake, just like the seller's lawyer Craig H. Augi and his assistant Shari Greenstein. I would not suggest anyone to hire a lawyer. If you insist to hire one, do not hire this Craig Augi. If the other party hire him, ask to drop him.

I would suggest to get a realtor. An experience and honest realtor would be a great asset. It is also easier to drop realtor if you are not satisfied. Although realtor and lawyer are both not essential or required, the way they are payed cause these two professions very different. I do not understand why a lawyer so heartless and stupid like Craig could survive and no one complain. If you want know my experience with this lawyer, email: [deleted by Zillow moderator]

0 replies Fri, 11 Oct 2013 17:58:00 GMT http://www.zillow.com/advice-thread/Real-Estate-Agent-or-Real-Estate-Lawyer/514591/ 2013-10-11T17:58:00Z what is zillow? where does it feed from in most cases? should agents make changes is zillow? http://www.zillow.com/advice-thread/what-is-zillow-where-does-it-feed-from-in-most-cases-should-agents-make-changes-is-zillow/300222/ Zillow is the best site for real estate on the internet. Now's the time to buy before you miss out.

Regarding the transaction for $1… The reality is most homes sell for market value or at a price that the Buyer and Seller will agree to. Maybe a rich uncle, if you have one, may sell you one for $1. If you don't have a rich relative, then most likely you'll pay fair market value.

The fact is, when you see a transaction for $1, it's generally a transaction between family members. Sometimes it's from individuals to a family trust. The $1.00 is a formality to demonstrate consideration paid for the transaction. You can't write the word "Free" on a deed because there is no consideration. So, by writing $1.00 on the deed as consideration, it officially makes it a legal transaction.

0 replies Mon, 16 May 2011 19:13:00 GMT http://www.zillow.com/advice-thread/why-are-most-recent-sales-listed-with-a-sale-price-of-1-is-this-bringing-the-zestimates-down/399179/ 2011-05-16T19:13:00Z in the process of buying my first home is 2months along time to wait to close on a house http://www.zillow.com/advice-thread/in-the-process-of-buying-my-first-home-is-2months-along-time-to-wait-to-close-on-a-house/548178/ The mortgage usually takes the longest depending on the bank and the type if loan.
