Some title companies don't break it down into two (search/exam) just one fee - typically paid by seller and/or split fee if dual purpose. You may get different answers depending on who you ask and what county you're in. (: Best wishes, Kimberly Lawson, Licensed Mortgage Loan Originator - Ohio only. Buyers' closing costs are the buyers responsibility, however, can sometimes be negotiated with the seller to have the seller pay them. You could ask the seller to pay all of them, half of them, up to a certain dollar amount, or whatever terms you both would agree on. In some cases, the closing costs may be incorporated in the mortgage, depending on the program. <br \><br \>0 replies Thu, 28 May 2015 16:55:00 GMT http://www.zillow.com/advice-thread/in-a-normal-house-sale-does-the-buyer-and-seller-normally-split-the-closing-costs/588703/ 2015-05-28T16:55:00Z I am unable to find a contact person for a pre-forclosure. http://www.zillow.com/advice-thread/I-am-unable-to-find-a-contact-person-for-a-pre-forclosure/498784/ Most pre-foreclosures shown on Zillow are currently showing INCORRECT status. That said, yes, it it possible with a score below 580. If your score is above 530, it's "possible" in the right circumstance for financing (verifiable housing history; money left after closing; money you have for down payment- if more than the program calls for that's good; explanation for previous credit history and any other compensating factors ie low ratios or good job time.) IF your score is below 580 you'd be required to have a minimum of 10% down with 2-3 months reserves. If over 580 then you'd need only 3.5% down payment. It's important that you have had: no late payments, no new collections, no new charge-off and no new judgments in the last 12 months. Most would say: work on your credit, build your score so you could qualify for better terms and have less hassle getting the financing. If you might like some advice or if I can answer any add'l questions, I'd be happy to help. Best wishes otherwise, Kimberly Lawson, Licensed Mortgage Loan Originator - Ohio only.
