You've been very helpful &amp; I'm grateful. I'm confused about equality and Market price. Our home stats. Sold new August 2009 for $279,565. Foreclosure auction 03/13/14 On Market by HUD 03/19/15 Bid 3/29/15 Bid accepted &lt;3 Monday 3/30/15 for $225,000 After fees at closing we'll owe $220,000 on our note (before interest, fees etc) County list at $300,000 for 2015 taxes Home sqft's between 2,647-2,857(HUD sqft/County sqft) should they Measure sqft when inspected &amp; appraisal Wednesday? The home is listed as a 3 bed,3 F bath , office ,2 dinning , 2 car garage with a XL impressive dreamy kitchen. Lol The photos doesn't give it justice! Office is same as bedrooms except it has 2doors &amp;built in bookshelves, has a full closet too. My question is the Comps (ones sold within last few months&amp; year) are between $270,000-$325,000. Some smaller or 3bed no office, some new or newer. Closest I've seen to ours on same street &amp; style was $305,000 I've only looked at homes built by same builder in same area. I don't see us EVER selling ,but I'm wondering about how the equality works? Does it even matter if we're going in with good equality. County website List price is $300,000 for this 2014 &amp; 2015 taxes. The HOA community has Multipule sections . Our homes in the "exclusive section" its stunning &amp; it's truly a dream come true. Crossing fingers that nothing's wrong except the few holes ,I'm told chances are they won't require escrow bc HUD inspected &amp; listed it IN with no mention of escrow but either way we plan to fix it after closing before we move in. Any OKla Relators? Or any Relator that can help me research &amp; understand COMPS. I don't believe our Relator gave my DH COMPS but said it was one of the best deals she's seen. I also don't believe they listed info from their HUD inspection which I seen on some of their homes. I could ask our Relator but I'm trying to learn &amp; not bother her. My husband and I put a bid on a newer home (6years old) that's a Hud repo. Our bid was accepted. All appliances are in the home except the fridge and the home looks brand new except (you knew it was coming lol) for the fact that there is some holes in the walls. Two the size of a Standard sheet of writing paper in the front room , three in the hall way the size of a fist and in one of the kids rooms there is some small dents, not really holes but looks as if a kid was bouncing balls on the wall. Everything else in the home looks to be perfect, the home was listed on the Huds site as HUDS (IN) insureable and didn't ask for or mention escrow. We can't see wires behind any of the holes and the paint inside and outside of the home seems to be perfect. Maybe some touch ups need to be done inside the home but thats really a preference. Honestly if this home didn't have the holes it would look darn near brand new, it looks like from the records that it has sat vacant a year until put on the market. Forsure getting a fantastic value here(over $80,000) less than other homes in the area and community for a exclusive home of this manner. (it's in a private hoa community that's very hard to get into). They're working on getting utilities turned on this week and have it unwitnerized so our inspection and Appraisal can be done. Should I be worried about it failing inspection due to the holes in the walls even though it's cosmetic only with no wires showing? I don't know what I'd do if I lost this almost brand new home due to some holes in the wall! It looks like they pulled a TV out of the wall in the front room which left the big holes there and the hallway looks as if they put their fist through the wall. I've read what HUD and FHA expects but I'm still confused. I understand HUD does no repairs &amp;allows none before closing. HUD listed it FHA financing insurable.
