Diving through all the numbers and projections, I had planned to buy something next year but I'm leaning towards this winter instead for a couple reasons (only the second one is pertinent to my question):<br/><br/><strong>1)</strong> Because I've found someone and will make her my wife soon (yay!), so buying a place together will be both fun and needed since we live in places a bit too small for the both of us. But I guess we could get by as is, too.<br/><br/><strong>2)</strong> I'm leaning towards it being advantageous to work with short sales rather than foreclosures. In my opinion, there may be an underlying psychological factor dealing with short sales in today's climate. I'm hoping that sellers and the banks will become more desperate seeing the unmistakable gloom on the horizon and be more apt to cut a deal with a solid buyer like myself. It's either that, or deal with what are surely going to be even more apathetic banks and maybe a few sellers a year from now who may see it so gloomy that they sit on the prices in hopes for any glimmer of light in 2012-??.<br/><br/>I'd like to hear some opinions on the "psychology of the sale" in regards to the current climate and the news breaking now and that of the sure-to-be-more-gloomy news in the near future. I think desperation plays a part in today's market. I'm just not so sure how much of a part it will play into this recession/depression. Depending on the circumstances (obviously), how flawed is my logic?<br/><br/>PS: I'm absolutely convinced waiting would be the better option overall.
