I am working with a lender who is awesome but she recently checked my credit report and there is 1 collection from breaking a lease in 2009 after my underwriter boyfriend for The Bank of America left me for his boss -lol , and a capital one secured $300 limit card recently charged off. ( in my defense I completely forgot about it, I used it a few times and paid it off. I then made a few purchases totaling $291 and stuck it back in my drawer and forgot about it until now. I opted out of paper billing, and my gmail deleted the emails before reaching my inbox ) My lender told me that she can guarantee an underwriter will not sign off on this BC it hasn't been" seasoned" she said the lease breakage of 5K is nothing compared to the recent $441 cap one card. I talked to the company today and they are willing to settle for $287.
