However we were able to bounce back after about a year and have had steady income since. We have been committed to budgeting and saving ever since, pulling together about $20k in savings in 18 months. My husband now has a 641 credit score and we were considering purchasing a home. FHA seems like a good option for us. We are just looking for a small reasonably priced home within the $50k - $80k range and putting down about 10% - 15% depending on the cost of the home. My husband had 2 loans from the credit union we are considering applying to, both of wich were paid in full early and never had a single late payment. He aslo had a department store credit card with a paid status and no derogatory marks. I suppose my questions are: -Could his old loans help us instead of any current open trade lines even with the derogatory credit card? -Would us having cash on hand after closing better our chances for approval? -How do we go about taking care of that charge off? We have no issue paying it, but would we need a lawyer? We're just stumped on that one. I know a paid off charge off looks better on your credit report than an unpaid one and can help better our chances. -Are there any other things I should be worried about?
