The FHA has all these mortgage insurance added on so I plan to refinance as soon as possible (210 days after fixes are completed). What kind of option do I have?</p><p>The down payment can be 20 25 %, we have high credit scores, the issue is that I will remain a non resident co-borrower? Who can offer a refinance for such situation? Our income together is about 5500/mo so having us both on the loan is crucial. Wife had a bad divorce where two cars were repo'd in 2007 and a bankruptcy is 2005. Her credit over the past 5 years is good with nothing but the two car loans in collections. My credit is flawless. $404 car payment. Our mid scores are 685 for me, 631 for her. I qualify for normal loans from every lender I contacted, but if I want to use my VA Insured benefit, they tell me I need a 640.<br/><br/>The first lender (Quikenloans) told me it was a VA requisite. I found from VA that's not the case, the VA's only requisite is that I qualify for the loan. The others say it comes from some matrix they use.<br/><br/>I have two questions.<br/><br/>1. Who sets this matrix? Is it Fanny or Freddie?<br/>2. Why would a loan guaranteed by the VA (which means lower risk to the lender) need a higher score than a non-VA loan? In the past I have had a few stated income mortgages. With all the changes in the banking regulations because of the housing market going bad only 4 states in the country still allow them. The state where I live is not one of them. Would I qualify for a FHA mortgage if I can't prove my true income?
