It's listed at 750K and appears to be on the higher priced end for the area for 3bed/2baths. The property is still under construction, but most of the finishes have already been selected by the builder. We will be able to select the stain on the floors and the color of the pre-selected cabinetry, but that's about it.&nbsp;<br/><br/>How much room do we have to negotiate? We plan on offering the listing price, and asking that the builder cover all closing costs. Is it common to ask for an additional allowance/credit of 2-5% as well (up to 37.5K in this case) since there really aren't upgrade options? Honestly, we really do like the place as it is, but we do think it's a bit overpriced. I found this house and I negotiated the sale price myself. But In the contract I put the name of this realtor (that is the mistake I made I think) for the 3% commission. Alas, after I signed my contract, things started turning South and I can't reach her anymore and I get very poor customer service or zero service. Given this situation (I didn't sign any contract with the realtor herself to begin with, but I did put her name on the house contract for 3% commission and I found the house and I negotiated the final price), how do I dismiss the realtor at this point? Here's the situation:&nbsp;<br/><br/>&nbsp;I'm pre - approved for an FHA loan. After speaking with my first mortgage broker I thought FHA was my only option (not enough saved for down payment and income too high for the new 97/3 loan product from Fannie Mae). I shopped around and my second broker explained that I can be pre - approved for conventional with a gift down payment (very fortunate and grateful to have a godmother who's willing to help!) but that the money has to "season" for 60 days. Great! Now I can expand my search to regular condos and not just FHA-approved buildings.&nbsp;<br/><br/>&nbsp;As luck would have it, the PERFECT place (non FHA) came on the market and I really want to make an offer. I know, I know, this is business transaction, don't get too attached, but these types of condos (more like a townhouse) are rare in my area (at least within my budget). I don't really want to ask my godmother for 20% down (we discussed 5% to "season" plus gift tax implications).&nbsp;<br/><br/>&nbsp;Can I put in an offer and, assuming the seller accepts, push out the period where I secure financing so the money can season?
