Sellers put it on sale with condition that we buy now and continue with those tenants until their lease is done. Is this common in real estate world. My current home is valued at $233k and has a loan balance of $154k at 3.5% with 14 years remaining. Ideally I would like to keep my current home as a rental property, assuming I am able to get the mortgage necessary for the new home while doing so. I need a helpful lender who can explain my options and offer advice on the best path I can take. I would like someone local to Las Vegas if possible, but will gladly take all the advice I can get. In the first conversation we had, he stated he prefers to use a specific local/mid-tier bank and that he doesn't trust loan officers (in general) to close the deal in time. He says he has had bad experience with loan officers in general. I thought he would be happy we were preapproved for the amount we wanted. Instead, I got a call from the local bank insisting we do the loan with him. I shopped five different loan officers before I found chose one I found. Can someone please shed some light on why this may be? It feels a bit closed off to me. They are three side brick with a small backyard and right by a nice park with tennis courts and a playground, about a five minute walk away. There are also grocery stores, Target, shops and restaurants within two miles as well as two major highways. In short, its a great location. But. The HOA requires approval for everything including what you do in your backyard. We really wanted to put up a simple swingset for our kids and were told that the HOA would likely not allow that. I am wondering:

1) Is this strange? For an HOA to tell you if you can/cannot put a vegetable garden or swing set in your back yard? Isn't the back yard your own private space?
2) Do you have kids? How important do you feel a backyard is with young children? Am I making too much of it?

The house could be purchased for a great price and it's a lovely house [though what we call 'sneeze lots' since homes are so close together they look like townhomes from a distance] so we are very confused.
