Seller's contractor has come out twice and determined it is the jets, they now need to start cutting holes. We are just getting the tub replaced by a separate contractor as we fear another jet leaking even if we are able to fix it by cutting holes. When we find out the actual problem can our contractor write out the steps it would have taken to repair properly and the seller should be responsible for that amount of labor? I understand a new tub may be overkill and she may not be responsible for the tub cost but we really don't want to risk anything here as it's on the second story.

In the inspection report, the inspector notes the chips but says source of leak is not determined. So we asked the seller to fix the leak and the seller agreed.

4 replies Wed, 15 Jul 2015 22:36:00 GMT http://www.zillow.com/advice-thread/What-to-do-when-seller-did-not-properly-fix-an-issue/595827/ 2015-07-15T22:36:00Z Self employed and can't get a mortgage http://www.zillow.com/advice-thread/Self-employed-and-can%27t-get-a-mortgage/559522/ I am looking to buy a home and I have a paying job and a small business I started a year ago. Keep sewage out of your laundry! http://www.zillow.com/advice-thread/Clothes-Woes-Keep-sewage-out-of-your-laundry/528971/ Our primary purpose is to inspect, report, and consult on the internal condition of sanitary infrastructure – During our inspections however, we often run into other common plumbing problems that you should look out for when purchasing a home. Take a close look at this picture of the plumbing at this home in Spirit Lake, Idaho and read our comments below.

The 2″ stack of piping that we've pointed out on the right is for a laundry discharge. You'll notice how high it is. Because of the elevation of the main 4″ sewer leaving the foundation wall. Someone has improperly added the laundry hook ups. It's way too high. You'd basically be using the washing machine as a pump. The pump in a washing machine is not designed to lift that high. This puts undue stress on the washing machine shortening its lifespan. The appropriate solution would be to add a plastic laundry tub to drain the washing machine; that would drain to a sump pump, then the sump pump would eject the grey water to the 4″ sewer. Another problem is that if the sewer ever backs up, the first place it will go is into your washing machine (and that's just gross). When we do find a problem as such during an inspection, we strongly encourage buyers to seek additional recommendations from a licensed professional plumber.

1 reply Tue, 18 Feb 2014 22:42:00 GMT http://www.zillow.com/advice-thread/Clothes-Woes-Keep-sewage-out-of-your-laundry/528971/ 2014-02-18T22:42:00Z Relocating Interested in buying a second home while still keeping 1st home? http://www.zillow.com/advice-thread/Relocating-Interested-in-buying-a-second-home-while-still-keeping-1st-home/502913/ I live in CA and we are moving to Idaho.
