AAAAHHHHHHHHHHH http://www.zillow.com/advice-thread/Our-mortgage-broker-has-screwed-up-our-short-sale-purchase-and-we-need-some-advice-AAAAHHHHHHHHHHH/567196/ We are just a few days from closing on a short sale that has been going on for over 4 months and our mortgage broker called yesterday evening and said that the sellers bank is hitting the brakes do to the fact that the p&amp;s did not have our co signer on it until last week. &nbsp;We have had a co-signer since we started looking last year. &nbsp;This is not a new development just a screw up by someone in the mortgage office. The short sale negotiator is in the hospital so he probably won't be much help.<br/>Is there anything we can do? A month ago we set up the first showing of a house we wanted to look at with an agent that we thought would make a good buyer's agent for us. It was our first time meeting him and before he would bring us into the home to look around, he took about an hour to talk about what it means to be a buyer's agent and made us sign an exclusive buyer representation agreement with a 1 year contract with him. It turned out the house we first went to see we really loved, but felt rushed walking through it because we spent an hour listening to the realtor about his buyers agreement, and there was also a showing scheduled there right after our appointment, that we just signed the agreement to get him to stop talking so we could have 5 minutes to look at the property. <br/><br/>Well, it turns out the realtor isn't working out for us. He doesn't work weekends and only works 9-5pm during the week. He is the owner of his own company and tries to find agents at his company to show us stuff on the weekends, but it never works out. There have 2 times when a house came on the market on a Saturday morning and we requested a showing over the weekend, which he couldn't do, and the house was under contract by Monday. <br/><br/>I am frustrated and want to terminate our working relationship with him. I'm not sure if this exclusive buyer representation agreement is considered a legal contract or not? And if we can "fire" him. I don't want to hire another agent and find out down the road that we own him commission for something. I would have never signed a 1 year contact with him but the contract form him brought us to sign was already filled out in advance by him with a "1 year" typed in. <br/><br/>What can I do? Can we fire him? Will we owe him commission? How do we ensure that if we end the relationship that he won't come after us for commission? We relocated&nbsp;for his job ( His choice)&nbsp;and this was the only option we had of selling the house. My name was not on the mortgage. I'm wondering how long until we can apply for a home loan? I make about $750 a month myself ( through part time newspaper job and babysitting job) Could I qualify for a home loan myself with my husband as a cosigner? Or could I apply for a loan for myself? (based on my small income but obviously my husband would be helping pay for the home.) We were looking into buying land and building a house on it as we're very interested in farming. We can't afford to buy a house with farmland established (we did the math and can afford a house in 120000 range.) We've been looking into land close to where we live and can get 6-12 acs land and a cheap house/mobile for that but we're looking into loans and no idea where to start with low credit scores. We are sick of paying someone else 1100 a month to live in their house we'd really like to apply that to our own home any help is appreciated. We already have about 15% saved up if we were to buy a house at the top of our price range that we want to spend. Our problem is that my husband's credit is all relatively new. We were told we could get the mortgage if we could provide 3 alternative credit references that have been in good standing for at least a year. We have our apartment and car insurance. Unfortunately we don't have any utilities (everything included) and until recently he was on his parent's phone plan. Also, he bought his vehicle with cash and did not have any student loans from college. (I never thought I would be grateful for college debt!) He has Netflix, but I seriously doubt that would count. We do have a car financed together through Toyota but the loan was just taken out in March.&nbsp;<br/><br/>Here is my question. We have been paying $60 extra a month on the car loan. We have the payment already pushed back to being due the end of December. If we were to pay enough on it so that the payment was not due until after the loan had been a year old, would they consider giving us the mortgage? This would not come out of our down payment money.
