We waived our inspection as we were confident in property. We then had a ton of rain. Upon our final walk-through we found a strange wet spot on carpet in the middle of the hallway floor where the carpet met the linoleum flooring to the bathroom. Our agent told selling agent that it looks like someone spilled a bucket. Selling agent called back 15 minutes later and said yep, they spilled a bucket. We said no. We don't believe you, we believe there is a leak we want to cancel contract. Sellers said they would do whatever we wanted. We said we don't feel comfortable with issue. A couple days later they came back and said crack in toilet, toilet leaked (there was no water on bathroom floor or anywhere around toilet). We said no...not comfortable surely water damage under floor. Door frame was chipped, warped and had mildew. Sellers refusing to refund earnest money and selling agent has relisted property on MLS at lower price. What can we do to get our earnest money back? Or an inspector? If so, is there any way to tell the difference between a good realtor and a bad realtor? How about a good or bad inspector? The inspector of our last house was charged seperatelly for taking payments under the table to pass houses that otherwise shouldn't have passed. How do I avoid this? The problem I have with these houses is that everything new now has fancy flourishes and ridiculous roof lines that add to the cost for aesthetic reasons alone.&nbsp;<br/><br/>I grew up in a 1970's rambler that had the most basic roof and floor plan imaginable. He told me if I want it I pay everything and cant ask the bank for any closing concessions.<br/><br/>Can you guys please advise me if I am getting good advice here.<br/><br/>I have read that an agent can call and speak with the banks short sale dept. and negotiate on a buyers behalf but I'm being told my offer would be submitted and I would hear back in months.<br/><br/>The listing says quick closing possiable so I'm assuming they are using that HUD short sale program thats supposed facilate&nbsp;quicker short sale processing. After a month and a half, we asked the realtor again what was going on. He claimed that the lady who was supposed to do the title search had been in the hospital. What? Noone else could do that? Two weeks later, another phone call to him prompted him to say he would hire someone else.
