I have lender offering a zero points 3.625% rate or 3.75% 60 day lock. The only problem is I feel the is the adjusted origination fees are on the high side. The origination fee itself is around 1% of loan value just shy of 1200. I noticed that the lender also wants to charge an underwriting fee of $450 and a commitment fee of $400. The appraisal was ordered Tuesday 4/12/11 today is 4/20/11 and still no one has heard anything about if it was done or not!!! It went to the other party. &nbsp;Apparently, their offer was higher and they waived their right to inspection... It also sucks because the listing agent lied to us. &nbsp;Had she just told us that there was a great deal of interest in the home and they were going to continue to show it, we wouldn't have been so upset. &nbsp;They essentially were trying to twist our arm in getting us to accept their inspection and so that they would only have to do as little as possible... We said no...not comfortable surely water damage under floor. Door frame was chipped, warped and had mildew. Sellers refusing to refund earnest money and selling agent has relisted property on MLS at lower price. What can we do to get our earnest money back?
