My husband and I would like to buy it. However, the makeup of the property is creating a hassle to even get through the door to any bank or lender we've talked to so far. You see, this property sits on 1.87 acres, has 1 primary residence (where my family would live) and 5 rentals (two are connected as a duplex and another is a mobile home, the other two are separate.) And it's the number and type of rentals that keeps tripping us up. Most banks feel it's "too risky" to lend for a proeprty with more than 4 units on it. However, my siblings have agreed on a very low price of $150K for the entire thing since I'm family. The property was up for sale to the public a few years back starting at $400K and reduced to $317K. All the rentals are proven income and are currently filled generating about $2100 gross monthly. Perhaps we are going about the process wrong? What would be the best way to go about buying a property like this? I already own 25%, however my share isn't included in the $150K otherwise it'd technically be $200K, so would that account for anything? If it makes a difference, property taxes are currently approx $2050 a year and insurance on all the buildings is about $2020 yearly. Some advice would be greatly appreciated.
