Lack of communication, no compliance at all to deadlines, and just overall unprofessional<br/>2. Found termites in the home during the inspection. Sent seller repairs request and after a whole week, no answer whatsoever.&nbsp;<br/>3. Do not let them try to sell you this house and tell you it is termite free. It is a 3 side brick, 1 side hardi plank house so the termites had to overcome a lot of trouble to end up in the middle of the house to the kitchen/hardwood.&nbsp;<br/>4. It's been reduced 5 times now it's at 275. I told my agent I wanted to make a all cash off of $200k, with no contingencies and she laughed at me. She told me there was no way no how that Chase would accept that offer. I explained I would be willing to do no contingencies and they can close whenever they want. She told me that she would do what I ask of her and submit any offer, but that I run the risk of not getting the home. I feel like, why not at least TRY. I can always come up, but I have a bottom line for this specific home and that is $225, not a penny more. Anything over that and I would feel like it wasn't worth it anyway. Has anyone had experience with selling Chase short sales? What are our chances of getting approved for a mortgage after he graduates and gets a full time job in his industry? How long would he have to be at his new job before we apply? It is now Thursday and I have not received a response from the seller, which is making me nervous, to say the least.<br/><br/>In addition to all this, I frequently check Listingbook to see if the status of the condo I'm buying has changed, and it still hasn't. It still shows as readily available as the day I put in my offer. It was my understanding that the listing agent had to change the status of the property within 48 hours of it going under contract or else risk being fined. Is this the case? My obvious fear is that they are still showing the condo to other buyers, hoping to get a better offer, or at least an offer without contingencies. They are three side brick with a small backyard and right by a nice park with tennis courts and a playground, about a five minute walk away. There are also grocery stores, Target, shops and restaurants within two miles as well as two major highways. In short, its a great location. But. The HOA requires approval for everything including what you do in your backyard. We really wanted to put up a simple swingset for our kids and were told that the HOA would likely not allow that. I am wondering:<br/><br/>1) Is this strange? For an HOA to tell you if you can/cannot put a vegetable garden or swing set in your back yard? After going FSBO and doing basic marketing, we had dozens of showings several offers and sold ABOVE the asking price and above the suggested price that the 3 realtors we interviewed recommended. In all we are 35k ahead. I'd like to make direct offers to home owners that are using agents in the area we are moving to in GA. How should I write the contract/offer to indicate that I want 2.5% of the 6% commission to come back to me either as closing costs, a rebate, price discount or otherwise? I realize that listing realtors have expenses and I don't want to take money out of their pockets but I don't want to double their commission at the same time. I will be using an experienced real estate attorney on my end and an appraiser, inspector, etc that I have.
