I am in the process of looking for a new home and came up with an idea, but have no idea how to go about it. I would like to buy some family land (My mom and her siblings bought it from my grandmother when she started having poor health) and build a new Manufactured Home on the land. The amount of land that I'm am looking at will be about 3 acres, but the catch to it is there is still a house that is on the land (Was my grandmothers old house). Currently they are renting out the house for dirt cheap just to keep up the property. Basically for me to buy the land I would have to buy the house as well (which really shouldn't be a whole lot since its market value wasn't that much when purchased and hasn't really been updated). This will be my first venture into the world real estate / home ownership / land ownership, so I'm kind of lost as to what I need to do. What kind of professional would be the best for me to locate in my city? Who should I speak to first? I have good credit, but don't make a heck of a lot at my full time job so I have a feeling that my options are going to be limited because of how much I can afford and get approved for. Basically rough estimations would be that the Land/Home combo would cost me around $50K and then the building of the Home would be around $80K - $100K. It's a far stretch, but I would like to exhaust this possibility before moving on to a new avenue. I have read that it is important to have a buyer agent to represent you. We have found it more a pain than help. When I go to the New subdivision/open house center. I told them we have an agent she would not give me any information about incentives and what lots where available. Told me to get with my agent. When my agent called me back I didn't get any new information. When I go in and don't mention that we have a agent they tell us everything show us the lots, incentives everything to help us make a better decision.
