Liked the house very much. Wanted to put in an offer. Realtor suggested an offer very close to asking price. I said OK and was prepared to make a full price offer that evening. Then agent called and said they would not accept a full price offer.&nbsp; He said that the price was set so as to create a <u>bidding war</u> for the home. It sold within 3 days for 10000.00 above the original asking price. A figure that I would have offered if I knew that was what they really wanted. Is this practice ethical?&nbsp; I presume legal, I presume effective. The septic tank was replaced 4 years ago and the seller has shown us that paperwork. This tank and system were fully inspected with hydraulic load test by a licensed septic company.&nbsp; The system passed, with one "concern".&nbsp; The inspector could find no proof that a permit was issued by the County Board of Health when this septic tank was replaced 4 years ago.&nbsp; The company who did the work claims that getting any permit was the owner's responsibility and that they have no idea whether one was obtained.The owner is deceased and this is an estate sale and property is being sold "as is".&nbsp; Our realtor assures us that the health department is not going to randomly come knocking on our door demanding to see a permit, since the system is fine and this work was done some time ago. &nbsp; We are considering having an addendum added to the contract at settlement that would hold the estate liable if in fact a permit was demanded.&nbsp; We were thinking about setting a monetary limit on the amount they'd be liable for.&nbsp; Any other suggestions?<br \><br \>3 replies Thu, 26 Jun 2014 12:16:00 GMT http://www.zillow.com/advice-thread/Unpermitted-septic-tank/547298/ 2014-06-26T12:16:00Z How do we begin the search for our first home? http://www.zillow.com/advice-thread/How-do-we-begin-the-search-for-our-first-home/546055/ My husband and I are looking to buy our first home in the near future. I'm a single mom 44 yrs old w/a college degree and worked all of my life up until 2 years ago. In 2012 I went on SSD(social security disability) due to a chronic illness. I'm currently interviewing for part-time employment since I am allowed to work limited hours while collecting SSD but currently only receive SSD, child support, and alimony. My credit rating is 705 and my bills are ALWAYS paid on time. I have close to $36,000 in my savings and close to $25,000 in checking. I don't have any debt w/exception to a lease on a car which is $235 a month, but plan to purchase in October of 2014 (lease end) which at that time my payment will go up another $200 per month. My total monthly income is approx $3600. I've been renting at $1200 a month for the past 2 1/2 years but in a very small townhouse for the amount of rent I pay. I wish to get an FHA loan and did speak to a real estate agent and loan officer but not in detail regarding my finances, as I'm not certain it's even possible to get pre-approved for an FHA loan/mortgage for approx $120,000. I'm worried if I do go through the approval process and I'm not approved what the impact will be on my credit rating since I know it's a hard hit. My question is "what are my chances of being approved for an FHA loan? I really want to purchase and feel I'm financially able but unsure if it's worth my going to see someone to apply for an FHA loan. I'm afraid to set myself up for disappointment since there has been a lot of that these last few years. If someone has had a client w/any of these same issues, what has the outcome been, is it possible, and who is best both realtor/loan office to go through. I know it's a huge responsibility but my rent continues to go up every year and my new lease will be $1282. That's ALOT of money each month to NEVER be able to show anything for it. The house prices just seem grossly inflated - $475k for a 2,600 SF house on .42 acres with $4,700 taxes, for example. I realize there are plenty of things that factor in - but we're looking and looking in our range (about 400k - we're flexible about most everything, but we'd like some land (1/2 acre or up) and would like to not be by a pipeline or power towers (you would be surprised how many houses that are listed have these in their proximity). We could probably go up to 425k if the place had a pool and things like an updated kitchen. I realize taxes are all over the place around here - so that would factor in to what we will spend as well.<br/><br/>I see things are starting to pick up, listing-wise -&nbsp;I think the weather stopped people from listing earlier - but where do you see the inventory and the market going? I am doing a lot of reading, but finding very little on our area specifically. Will people wait to get their kids out of school?
