HUD has stated that I will be held responsible for the damages whether I buy the house or not. After the Asset Management company stated that I would be responsible my realtor offered to give me her commission to help with the damages. Based on her offer, I decided to proceed with the purchase of the house. Now all of a sudden, she is not wanting to give me her commission. I have her offer of giving me her commission in writing in a text. What recourse do I have. I feel that I am being pressured into buying a house with floor damages that of at least 4500 and that's if mold does not set in by the time I close. The builder apparently is Hallmark Home Builders (HHB) owned by a Thomas R Towers Jr. They seem to have a connection to Construction Management Solutions in Chesterfield. CMS may be or may have simply been supplying back-office support. Online searches have turned up little and seemingly nothing positive.</p><p>The Better Business Bureau's website states HHB has been in business since 1991 and on file since 1994, but the company is not BBB accredited. They also rate the company &lsquo;F' with 5 complaints over the last 3 years relating to guarantee/warranty issues and problems with product/service. A court search indicated a number of civil cases involving the builder over the last 10 years. There are a lot of properties on the market - and a lot of them have been on the market for 4, 6, 8 months - even almost a year.<br/><br/>However, with the last 3-4 properties we've made offers on, the seller is barely willing to budge from their list price - despite comps showing the neighborhood is selling for significantly less..<br/><br/>I guess that's another part of the problem; a good part of the comps we often find from our <a href="http://www.zillow.com/directory/real-estate-agents/">Realtor</a> are from almost a year ago - and this area has had the biggest drop in the past six months.<br/><br/>Part of me wonders if we're expecting too much, but on the other hand, if a house has been on the market for 120+ days, wouldn't that signify that the house is not priced right? <br/><br/>We've been coming in at about 5% under list with our starting offers (in the 275k-300k range), but sellers invariably come back with a counter of $5k off list and won't budge.&nbsp; We even had one seller stay firm, and they've been on the market for 220 days!<br/><br/>Another house was asking 299, but the comps showed all but one house (which was 300 sq ft larger and sold in December for 306k) in the 260-275 range. We offered 285.&nbsp; He wouldn't budge...
