I do a lot of parties and make a lot of cash on top of that. My credit score is around 740 and I have never missed a payment on anything. I have 5 years of perfect rental history. I pay about $700 a month for my car, student loans, and CC. My rent has been from 950 a month to 750 a month, so I know I can afford it. Probably will only be able to put down 3,000 with 3,000 in reserve. Is that possible? Only looking at a house for 100,000 that will need about 20k in work. The appraiser the bank got off of the USDA list then gave the bank his report (though our agent at the bank mentioned there was no report only photos). In this "report" he red flagged one thing that had been fixed already (old water leakage from an ice dam on the roof) and one thing that is currently being fixed (a skylight). But what really derailed us was that he told the bank that the house used to be a trailer and that there were metal supports in the basement from when it was a trailer! now he had a tax card that said there is a trailer on the property in addition to the house.. there is down the road a little further (not what we are buying). there is also a large regular ibeam in the basement.. not a trailer i beam and we have had this checked out by 3 different contractors and builders. The house is definately stick built and was NEVER a mobile home. The bank refused to let us prove that it was stick built. They originally said if we turned in a building inspection that they would send out another appraiser. Then they went back on it and said they wouldn't do it either way. The appraiser also avoided about a weeks worth of phone calls from my realtor. When&nbsp; my realtor finally did contact him he said that he wasn't charging me and that he was "washing his hands of it". The underwriters still relied heavily on his <strong>very incorrect</strong> appraisal and here we are a week from closing still denied, and having to start all over.&nbsp;Is this normal? We hhad just bought a new expensive home. We have been trying to sell for 4 years, to no avail. We used credit cards, etc. to keep us afloat always feeling the house would sell and all would then be fine. We have always paid our bills and house payments on time but finally we ran out of runway and had to file Chapter 7. We are good people and have always had good credit. We are not on the dole or ask for anything we don't earn. I won a lottery 7 months ago and have an annuity every year. Right before I won the lottery (month prior) the company I worked for went out of business, my credit is far from perfect. I have been pre-approved with conditions.
