HOWEVER, she does have the funds herself to put towards the downpayment without tapping into the "gift" money. Is that going to fly with the lender? or will we need documentation of all funds that go into that account even though it may not be towards the home?

Aaron

5 replies Sat, 22 Aug 2015 10:31:00 GMT http://www.zillow.com/advice-thread/Closing-Trouble-with-gifts/601441/ 2015-08-22T10:31:00Z Any reputable lenders for first-time home buyers with less than perfect credit in Las Vegas? http://www.zillow.com/advice-thread/Any-reputable-lenders-for-first-time-home-buyers-with-less-than-perfect-credit-in-Las-Vegas/585571/ Salutations! I am looking to purchase my first home here in Vegas. I have been doing research and it seems like the market is suitable for purchasing now. Let me give you a little background about moi... My job of over 3 years moved me to Vegas from Florida to help open our new office about a year and half ago. My FICO is 639 per freescoresandmore.com as of 5/2/15. (Not the best I know :( and just one point away from the 640 FICO a lot of lenders require...RATS!!!) >My debt to income is 25.1. I make $35k annually.< >And I can afford a home that is $105k. I hope to have little to no down payment through any available down payment assistance programs offered. I hope this is enough information to get the feedback I need to so I can get pre-approved and start looking for a home of my own as quickly as possible.
