We have an investment property which we purchased 4 years back where the rent covers for the EMI.
Now we have an opportunity to buy a 1000sq ft condo in SF for 700k or another investment property for 400k outside SF. My question is which one should I buy?

Some more data points which might help you - we love living in SF but we have a baby coming soon and we know even if we buy a property in SF we might not live in it for more then 2 yrs. After that we would be moving to suburbs and potentially look at buying something there. Also, in case we buy something in SF the EMI would be the same as my current rent. Also in case we move out after 2 years, we could easily put the SF property on rent where the EMI would be covered by rent (cos I am putting 40% down now)

Now the dilemma is should we buy something right now in SF where we know we wont use it for more then 2 yrs, but on the plus side we have always wanted to own something in SF. But the drawback with this is all our equity will get stuck and after 2 years if we wanna buy something in suburbs we wont have enough for down payment.

But if just invest now, we can still rent for next 2 years and when we are ready to move to suburbs we can buy something without any issues.

Seeking opinion from all you experts.

thanks
R

8 replies Wed, 30 Oct 2013 16:31:00 GMT http://www.zillow.com/advice-thread/Buy-a-property-for-self-or-Investment/517304/ 2013-10-30T16:31:00Z Looking to buy an investment property, seeking for an expert in San Francisco http://www.zillow.com/advice-thread/Looking-to-buy-an-investment-property-seeking-for-an-expert-in-San-Francisco/512171/ Hi,

I am looking for an investment property to rent out while waiting the house price to soar in San Francisco area. I am hoping if anyone can give me some pointer on any good investment properties that have high rental return (cost of purchase / net rent income). I have been looking at South Beach loft, but am not sure if I should look at houses in the more neighborhood area like Noe Valley and Marina. Please let me know what you think?

Thanks

6 replies Fri, 20 Sep 2013 17:39:00 GMT http://www.zillow.com/advice-thread/Looking-to-buy-an-investment-property-seeking-for-an-expert-in-San-Francisco/512171/ 2013-09-20T17:39:00Z Is Lake Alhambra in Antioch CA viable for Investment property now http://www.zillow.com/advice-thread/Is-Lake-Alhambra-in-Antioch-CA-viable-for-Investment-property-now/505455/ Is this area any good for purchasing rental homes? Process wouldn't begin until after football season is over. In terms of investment for Condos...would it be wise to wait for a 2-3 year completion for investment or would you recommend buying elsewhere around the city while interest rates are low? I would like to invest all this money in San Francisco real estate. I have no verifiable income here in US, and I am a US citizen, with fair/good credit. I am hoping to put 50% down and buy $4,000,000 worth of properties in the city (1 or 2 multi units and 1 or 2 single family). Is it possible? Where can I get some help? Please advice.

Thank you
Zeynep.

12 replies Mon, 05 Jul 2010 07:14:00 GMT http://www.zillow.com/advice-thread/I-have-some-money-in-hand-and-would-like-to-invest/356478/ 2010-07-05T07:14:00Z
