I'm an out of state investor looking for rental properties in the Dallas/Ft. Worth area. For my first property, I would like to spend up to $150k on a newer property (10 years or less) in a good/decent school district and a monthly rent ratio of 1% +. Any recommendations for realtors that primarily work with out of town investors would be greatly appreciated as well.

Issues with Second Appraisal

I am in the process of buying a flipped house. My first appraisal came close to the asking price but the bank has ordered a second appraisal. The second appraisal is not going to be completed before the appraisal contingency ends. Who is responsible telling the loan officer that the property is a flip? Is that the responsibility to the Realtor or the loan officer?

House is on 2 acres. Tax Value for house 42,000.00, built in 1966, has a cracked slab, every wall inside has cracks around each sheetrock panel and has never been updated. What is a reasonable deduction off the tax value for a home in this situation? or if the home will be demolished?
