Since I only need the Condo for another year I was thinking of starting the process with the Builder. Based on the savings it would be worth the premature hassle. This is in my oppion do to all of the Short Sales and Bank Owned properties that are on the market and have been. To search for BOP or short sales check out [Link removed by moderator]. One of the problems for this is that according to the National Journal one and five american homes are still upside down in there morgage which is causing more Short Sales and Foreclosures to happen bringing down home prices still.
People who are waiting to sell there houses waiting on the housing market to go out in value in the Tampa Bay area if you can not hold on to your house for the next few years. You should look into selling it now if you have equity. If you do not have equity I would suggest maybe renting the property if you can cover all expenses. For information on both check out [Link removed by moderator]. This is just my oppion on where the market currently is and where it is going in the next six to eight months.

7 replies Tue, 14 Dec 2010 20:13:00 GMT http://www.zillow.com/advice-thread/Is-Now-The-Time-To-Sell/377753/ 2010-12-14T20:13:00Z Why hasn't my home sold??? http://www.zillow.com/advice-thread/Why-hasn%27t-my-home-sold/195166/ I'm ask this question time and time again. I will just give you a straight answer, your not priced to sell!!! In this market it is price, condition and very important marketing. No matter how great the price and home is if nobody knows about it what is the point. You need all 3 to sell in this market. If you have no equity you still can sell and price it right through a short sale. You have options in this market you just need to know what is right for you.

[content removed by moderator for being self promotional]

16 replies Tue, 03 Feb 2009 14:27:00 GMT http://www.zillow.com/advice-thread/Why-hasn%27t-my-home-sold/195166/ 2009-02-03T14:27:00Z I'm curious why there isn't more talk about non-recourse loans--Florida is a non-recourse State http://www.zillow.com/advice-thread/I%27m-curious-why-there-isn%27t-more-talk-about-non-recourse-loans-Florida-is-a-non-recourse-State/365270/ I'm curious why there isn't more talk about non-recourse loans--it was my understanding that the State of Florida is/was a non-recourse State, and yet there are all kinds of attorneys here counseling homeowners against short sales on the basis of deficiency judgements (and 1099s).

Is my understanding correct, that once a lien has been released, there is no other recourse for the lender on a non-recourse loan?

The ONLY time I've seen a deficiency filing against a (former) homeowner has been on a foreclosure--never on a short sale. What has been your experience?

9 replies Mon, 06 Sep 2010 17:37:00 GMT http://www.zillow.com/advice-thread/I%27m-curious-why-there-isn%27t-more-talk-about-non-recourse-loans-Florida-is-a-non-recourse-State/365270/ 2010-09-06T17:37:00Z I live in a townhome community.
