Spend the 425 dollars for an appraisal. So when you have your open house. you will have something to backup your price. Don't use a lenders appraisal service. they are geared to come in low. Your realtor will have an appraisers number to call. A good realtor will welcome an appraisal. Most if not all lenders will not allow you to place a value on the furnishing's as this cannot be included in the loan so they will make the contract be rewritten. You can put in the contract that all of the furnishings go with the home but you should not put any individual value on the furnishings.
