Do&nbsp;a large amount of research, ask a lot of questions, and make a business decision not a personal one.&nbsp;Every realtor out there will tell you:</p><p>-Making you happy is my most important objective.<br/>-I will work for you non-stop until we find what you want.<br/>-I love real estate, it has been in my blood for many years.<br/>-My firm is the best firm in the area.<br/>-No one works harder than I do.<br/>-No one delivers better and more personal service to their clients than me.</p><p>And a lot more subjective and undocumented claims.</p><p>Ask a realtor why they would be the best person to represent you.</p><p>-How many units did you successfully represent a buyer on year-to-date?<br/>-How many units did you list and sell last year?<br/>-How many units did you list and sell year-to-date?<br/>-How many units did you list that did not sell last year?<br/>-What is the average % of the original asking price that you sell your listings for?<br/>-If you are newer and have not done a lot of business, what special skills and relationships do you have that may make up for a lack of experience and production?<br/>-If you are a more seasoned realtor and choose to do less units to have a more narrow focus and do a better job for fewer buyer clients, what buyer profile are you looking for?<br/>-Have you ever won any service or personal awards in your company or in the local area?<br/>-How do you network in the industry and how will that help me?</p><p>Also ask a lot of hard questions to a lender if you need a mortgage to buy a new place.&nbsp;You can find an experienced lender, well reviewed on Zillow, who earns your trust, and go through a pre-approval process / detailed discussion to see exactly what you can do. Which essentially means that your credit has to get trashed first. <br/><br/>A bank will not under any circumstance rewrite a <a href="http://www.zillow.com/mortgage/">loan</a> to a new lower value for someone making payments on the house and who are current on the house. They will not adjust your <a href="http://www.zillow.com/Mortgage_Rates/">interest rate</a> either. It does not exist and will not otherwise every underwater homeowner in the nation who is current on their <a href="http://www.zillow.com/mortgage/">mortgage</a> payments will want to have their principle lowered and that just aint going to happen.<br/><br/>A bank will only maybe start to work with you once you are behind in payments. So basically you have to 1. keep renters until the principle is low enough to sell 2. Bring cash to the closing if you sell now or 3.
