You are in the right situation to do so too. Its easier if your mortgage is with a small or local bank. Stay current and do everything they ask of you as fast as possible. Try to stay in contact with the same person through the process and if they require you to miss a payment to close after you have an accepted offer that is going to short the bank get in writing that they will not report the one missed payment to the credit companies. Good Luck to you! You can pull this off is every part falls in your favor. Not going to be the funnest, fastest process!

0 replies Mon, 27 Dec 2010 19:16:00 GMT http://www.zillow.com/advice-thread/Can-you-do-a-short-sale-and-not-hurt-your-credit/378692/ 2010-12-27T19:16:00Z I want to buy a house on auction. (She failed to take his name off of mortgage and then fell behind in payments.)We would like to buy a house that is on auction, and sell it on to him on contract. Would this be the best way to go? Or just rent with option to buy, or what?

2 replies Tue, 26 Jan 2010 17:23:00 GMT http://www.zillow.com/advice-thread/I-want-to-buy-a-house-on-auction-Then-sell-to-my-son-What%27s-the-best-way-to-do-this/318623/ 2010-01-26T17:23:00Z Can u short sale a home that is not delinquent or in foreclosure? http://www.zillow.com/advice-thread/Can-u-short-sale-a-home-that-is-not-delinquent-or-in-foreclosure/246233/ I agree with Dave. We have had multiple short sales approved when the homeowner is otherwise current in his/her payments. You simply need to prove hardship - one tip is to suggest that you are relocating and cannot afford two housing payments (and your house is no longer worth the outstanding mortgage).

We have negotiated over 300 of these short sales all over the country in the past few years, and would be happy to assist you in your situation (at no cost to you). Please feel free to give me a call or shoot me an email for a free consultation.

0 replies Tue, 23 Jun 2009 01:22:00 GMT http://www.zillow.com/advice-thread/Can-u-short-sale-a-home-that-is-not-delinquent-or-in-foreclosure/246233/ 2009-06-23T01:22:00Z
