How do I get the zestimate to be as accurate as possible, 12-2-09

I claimed my home and noticed on the zillow site that it's listed as 790 s.f. 2bed/ 1 bath one level house. My house was renovated in 2006. It was brought up to a level exceeding most new houses and is 1.130 s.f. 3bed/ 1.5 bath two level house & has a partial basement level as well.

I updated this information on the web site about a week and a half ago. But, the zestimate is still the same.

I just entered in "my estimate" Which summarizes the work completed a few years ago and the cost to do so. It auto deducts for the years that have passed since. The resulting "my estimate" price seems right on. It's about a $100,000 more than the current zestimate.

There's still old pre-renovation/addition info showing up in the comparables segment & I know the zestimate is still based off this old info. The county records show the proper s.f. and some of the improvements, but not all.

So, what do I need to do to get the zestimate to show accurately for what my house currently is and not for what it was five years ago?

I would be willing to rent with the option to buy for someone who needs to credit right in order to buy a home. I believe the goverment will come out with another incentive for next year similar to the $8000.00 they are doing now. Will a realtor take a contract for short term for sale or rent? I am offering 3/5% to buyer agent with the flat fee broker on MLS but have had very few showings.

I am selling my home, and wondering... Are furnished homes a good selling point? The only things I am not going to sell with the home would be clothing, computer, and TV's. Just about everything else I am thinking of selling with the house.

Is this an attractive incentive to buyers?

We have had it posted on Zillow for over a year and it doesn't show up. Also, the zip has changed and we can't change it in the listing. We called Zillow and he said it would be posted shortly. Still not.

Yes, claimed house years ago.

YES contacted someone at Zillow, was told it was being taken care of.

YES provided cc of actual documentation from purchase/sale transaction. YES it was received.

My house was listed by a realtor so I'm sure that is a problem because there are many pictures on my listing that I did not put on it and it probably came from the realtor listing. any ideas how to delete it and start fresh?

La Jolla Country Club is home to some of the most desired real estate in La Jolla. Over the past year, 4 out of the 11 homes that sold were off the market in less than a week. The median sales price for homes in the La Jolla Country Club neighborhood is $2,150,000. The median days on market for sold listings near LJCC was 14, while the whole La Jolla zip code was 77.

Interpreting the data a different way...the 1-2 million price range is the only one that is actually selling. Below are the median prices of everything that hasn't sold near La Jolla CC.
   16 Active - $3,995,000
   17 Expired - $4,350,000
   9 Cancelled - $4,195,000

Since the majority of properties sold were cash deals, what effect do you think access to financing is having on the higher end market?

Zillow Estimate

I'm the owner of 9 jeffrey Rd. Wayland, MA which is currently up for sale. About a month ago before going on the market Zillow incorrectly had living space as 1750sq.ft. and an estimate of about 566,000. I updated the description to include a major addition of 1100sq ft bringing the total to 2950. I added AC and a 4 bedroom title 5 septic system and new patio doors and renovated bathrooms. The Caldwell Banker broker selling our property confirms this information in their listing. Zillow has not changed their estimate however. Is this not misleading to potential buyers? Instead of being helpful to buyers and sellers in this difficult time in the housing market it seems that Zillow is one more hurdle to get past. What do others think?

When you put in the details of the home your looking for and it comes up with 10-12 quick snapshots of the homes listed mine is the only one tha shares the Zestimate - none of the others do - I would like to get rid of that on mine

There is a very bad shot of one of my listings that must be from the prior agent -- it is coming up as the primary photo and doesn't show when I go in to edit photos--please delete it.
