They asked for the electric meter box to be replaced, so I got estimates and offered them $700 (the amount of the estimate). The only other remedy was to add a different kind of connection to the gas line for the stove, but the home warrenty I purchased said it was an upgrade, and not a repair. They have now cancelled their offer and want their earnest money back. So, what good is earnest money if you give them everything and their requests are beyond just repairing? I just found on the court of common pleas website a tax lien for a small amount of money, under $300 (which I do not have to pay at this moment). When I checked the county recorder it shows no lien on the property. I only found this when I was pulling documents to find out about my child support case and just becomes aware of it.&nbsp;<br/><div>The question I have is would this hold up the sale of the property or could the funds come out of the escrow to cover it? I have more than enough equity to cover it.&nbsp;<br/><div>The docket reads: 6/28/2013&nbsp;&nbsp;&nbsp;&nbsp;CERTIFICATE OF JUDGMENT LIEN FILED&nbsp;<div>and that is all it says.&nbsp;<br/>I am assuming the lien is on myself an not property but I have no way of seeing that online. Because of so many issues with inspectors who may or may not have sufficient training, can the seller not only not ask for but refuse to receive any report generated for the buyer. Why can't a simply form be filled out stating that because of the many different levels of training the sellers will it recognize, receive or pen any reports on the property generated by the sellers inspector. If a report is sent it will constitute an immediate termination of the contract upon such report being sent. As the contract is terminated upon being sent the sellers have no obligation to open said document and no duty to report any items that may be within. The buyers may you the report that was prepared for them to request upgrades, improvements, revisions and guarantees but these request by the buyers to the owners shall not be accompanied by an official inspection report. This allows buyers to still get and use inspections but would not require sellers to disclose of items that they do not agree is broken or wrong with the property. An attorney friend said that wording that upon being sent the contract is voided must be in place as once sent while in contract the seller may be presumed to have read it. If it was terminated upon being sent the seller had no reason to read and no responsibility to report. I'm not saying don't fix something that is known wrong but these inspectors sometimes are crazy with these reports and once gotten they must be disclosed. You may have the right to ask for and receive free of charge but you also have the right not to ask for and not to receive a report preformed for the buyer and not you.
