("If you don't buy it, I will buy it. It's a great deal.")<br/><br/>Later, I was given a blueprint with "720 sq feet" written on it in pen by the sales company.&nbsp;Only AFTER closing did I see tax documents showing the property at 669 sq feet. I was not shown the appraisal at closing.<br/><br/>The sales company is clearly shady -- they also sold a majority of the units in the building to investors without regard to the balance of investors and owners in the building. My real estate agent didn't look closely enough at the details to protect me. I was naive, so my fault in the end.<br/><br/>Here's my question: I'm looking to sell the condo now. Should I go to my original real estate agent (who is one of the "best" in DC) and ask him to list my unit at a reduced or waived listing fee to make up for the original loss?<br/><br/>At $400 (then) - $600 (now) per square foot, that's at least $20,000 of loss from the misrepresentation of square footage. The company's contract had a clause that if I decided to sell the house during this time they would have the first option to sell it for me. &nbsp;I decided to sell the house last year and interviewed one of their agents. He gave me some prices that he thought the house could sell for. Later when filling out the paperwork I called him and asked for a comparative market analysis. Well, this seemed to start a problem. It took him 6 weeks for him to finally email me copies of homes that had sold in my area. But there was no cover sheet with a suggestion, in writing, what he thought the house was worth. So I decided to go with a price he had mentioned during our interview. I filled out the contract and mailed it to him. He contacted me to let me know he received the package and then again I didn't hear from him.<br/> After I had called him&nbsp;a few times&nbsp;asking for a status he finally called me back in early December and said things were slow around Christmas but then things would pick back up. That's the last I've heard from him despite my calling him and leaving messages.&nbsp;I see that he finally listed the house in late January, but he used a picture from 2004 on the listing, before I purchased the house. And&nbsp;the lot sized&nbsp;he listed is less than half of what it actually is. He's&nbsp;listed no good qualities about the house, or proximity to&nbsp;any amenities. I purchased for $590k in 2005. I currently have a $460k mortgage. I also took out a HELOC a few years later and spent about 30k on upgrading bathrooms, etc.&nbsp; Right now the house is worth about what I paid for it (including the renovations I made). <br/><br/>In all likelihood, I will be moving in less than a year outside of the city and would like to keep the property to rent it out with the hopes that the value will increase. Current rents for exact properties in the area run around 3k so it should not be a huge risk. <br/><br/>The stats are: <br/><br/>(1) Mortgage: 5 Year Interest Only ARM with principle payments kicking in, in 2015. Since the 5 years of fixed rate is over, my current rate is based on 1 Year LIBOR + 2.5% (current rate 3.75%) and adjusts every year. Right now my mortgage payment is about $1,700 per month (only interest). <br/><br/>(2) HELOC: 30k balance. 5% rate. <br/><br/>I've asked multiple professionals if I should refinance my HELOC (current rates around 1.99%) and my mortgage (not sure what current 30 year fixed rates are and if this qualifies as&nbsp; "JUMBO" loan? I do know that a credit union I am a member of has offered me a 5/5 ARM refinance at 2.835% APR) and have rec'd conflicting responses. <br/><br/>Some say refinance both now. Some say refinance just the HELOC now.&nbsp; Some say ride out the 3 more years at Interest Only 1 YEAR LIBOR + 2.5% and don't refinance either? <br/><br/>Cash is not abundant right now, so anything I can do to have current extra cash flow is preferred.
