Overview: This the only area in Arlington that has seen average days on the market increase from this time last year. It tells us that the real estate market in Crystal city is changing -- drastically changing! Average days on the market went from 45 days to 87 days (93% increase). By comparison Rosslyn decreased by 47%. We think that BRAC is really starting to negatively affect the Crystal City. If you haven't sold your condo in Crystal City you might want to off load it quickly or hunker down for the long haul.

Stat that really stick out: New Listing up 57%. Many sellers are hurrying to put their condos on the market.

Alexandria/Kingstowne Real Estate Statistics DECEMBER 2012

Overview: KTowne, as we locals call it, is still one of the strongest and fast moving markets in the Northern Virginia area. Active listings are down 53% from this time last year, and sellers are still in the best position. Average price isn't increasing due to low appraisals, but it's still the best time to a move a home in 22315 or 22310.

Stat that sticks out: VA loans (hot link deleted by Zillow moderator) make up over 35% of all loans used in Kingstowne. BRAC is having a positive effect on this area. Wait until the Wegmans opens. KingsTowne will be CRAZY!

Need help weather to sell or keep. I have an offer but undecided to sign or not. Please help

I'm in desperately need of a professional advice on my situation. I only have a few days to decide if I have to sell or keep. Here's what's going on. I owe 109k on my house I bought 3 years ago on 30yr fixed 6.5%rate for 115k only. It's appraised now for 215k. I have an offer of 200k with up to 3% cc help. No doubt I will make money. Problem is, I have a qoute for 30yr fixed 3.5%rate cashout refinance for 145k with 30k cashout for renovations and new mortgage of $867 a month from original $1,050. I have plans in future for buying investment property. Potentially I could bank about $1,200 a month if I keep the house. On the other hand, I would only bank about half of that if I but a nicer house after selling my old. And that would hinder my plan for investments in future. Pros and cons: if i keep the house; lower monthly, all bills paid, great chance for renovations and future purchase of investment in less than 2 years. If i sell and buy new house; nicer house, higher monthly, all bills paid, less chance of future purchase of investment in less than 6 years. This is really giving me a headache and should have thought about this 2 months ago before I listed my house. I'm leaning towards keeping the house but wife wants to sell and I have an unsigned offer waiting for me tonight. Please advice. I would greatly appreciate it! Thank you in advance!

Is it worth putting in central ac/heat in my house before selling it?

I currently have window type ac and gas baseboard heat in my house. My realtor told me currently my house can be listed for $200k w/o the central. I got a quote for a complete system installation for $11,000. So is it worth shelling out $11,000 for the upgrade? I could potentially make a little bit of money in return from what I was told. He said we can safely put it in $220k in market. But then again, an appraiser might say my house is only $200, so I would lose $11,000 :( Any suggestions? My house is SFH, 3 bed, 1.5 bath, in zipcode 22193. Any thoughts would be appreciated. Thanks!

Are there any restrictions on selling my FHA Plus/VHDA financed house?

I only lived in it for 3 years and few months. From what I remember, I was told that there is like a "penalty" of 100% of your loan that decreases 10% each year that you own the house when you sell the house. So, a minimum of 10 years of ownership must be met to eliminate that "penalty". Is this true? My situation is I bough the house 115K of March 09. Now it's valued 180-200K in market. Would I be able to sell the house for profit? I am planning to list my house in the next month or two if I would make profit. Thank you very much in advance!

I know for a fact the other homes near me do not have new windows or new heating/ac such as my house...but they have a higher value. They have been recently purchased in the past year or so...I have been in mine for 10 years but I have all new upgrades.

My house 1502 has had foundation repair, central heating installed, refinished hardwood floors, updated windows, updated kitchen, new roof, new boiler unit for heater, refinished partial basement, and the abandoned house next door 1504 with no central air, sagging roof, old windows, collapsing foundation, visible electrical problems- lots of extention cords all over just left there and mold and pest issues from being abandoned is worth 179K and mine only at 152K? Also, we don't have a fireplace, but we do have a full, partially finished basement, complete with laundry room, making 2 stories.Get your stuff straight.

Lakeridge Zestimates

For the past three years I have tracked my home's Zestimate on zillow fairly closly.The historical data for Lakeridge seems skewed as of early June timeframe. The Zestimate for my house in June 1st, 2009 was $348,000. Now the chart shows $322,000 for the same date. I noticed this blip in early June when my house droped from a Zestimate of $327,000 on 27 May 2011 to around $283,000 in early June 2011. I have the email updates from zillow to prove it. Can anyone on zillow explain this?

What is the prognosis for home values in Prince William County Va. in 2010/11?

We live in Prince William County Virginia and have been watching the steady decline in the Zestimate over the past several months. We are also aware of the high number of forclosures in this county. Is there any reason to be optimistic in the coming year or so? We are getting the house ready to put on the market but also need to get decent equity out of the home so we can relocate to a new home better suited to our needs during retirement.
