I put in a foundation change the mobile home from personal to real property so my buyer could get VA financing. My buyer came back with a broker and we asked if he could represent both of us and he agreed. The broker called a few times to meet with me to sign sellers papers he had. He call and told me we had a date with the title company in about a week to close. He then called a day later and asked to meet with mom and I at her group home so she could sign the title and we could file it with the Manufactured Home Division on East Sahara Ave. We met, he showed mom where to sign the title and he notarized it. We both brought the title along with the affidavit of Conversion and inspection report to the Nevada Mobile Home Division on East Sahara Ave. but it was refused because the broker had mom sign and he notarized the title in the wrong place. We met mom again and he showed her where to sign and he notarized the papers and we went back to the MHD and filed with no problem

At the title company I signed everything and received the check. Then the MHD in Carson City rejected the paperwork, it was not recorded by the recorders office. The MHD mailed the papers back, they were lost. The land transferred ownership, the mobile home didn't. For the next 18 months the broker claimed he was working on the missing paperwork and came back with the title company copies that were useless. I replaced the title, affidavit of conversion and the inspection report and the home was transferred to the new owner. I asked broker what I paid him for, he said he was doing me a favor. I sent him my receipt showing I paid him $1200, he said, this is a commission paid to the buyer agent, the FSBO is zero dollars as you did not have a agent, FSBO is for sale by owner. In my paperwork is a confirmation of agency that I signed stating that I represented the Buyer. He said he had a exclusive buyers agreement and no agency to my mom and I

1 reply Wed, 11 Dec 2013 23:50:00 GMT http://www.zillow.com/advice-thread/Nevada-Broker-Question/521414/ 2013-12-11T23:50:00Z show me homes for sale in sun city summerlin http://www.zillow.com/advice-thread/show-me-homes-for-sale-in-sun-city-summerlin/534289/ 5 replies Sat, 29 Mar 2014 14:20:00 GMT http://www.zillow.com/advice-thread/show-me-homes-for-sale-in-sun-city-summerlin/534289/ 2014-03-29T14:20:00Z Senate Moving to Extend Mortgage Debt Forgiveness Act http://www.zillow.com/advice-thread/Senate-Moving-to-Extend-Mortgage-Debt-Forgiveness-Act/534994/ The Senate Finance Committee is slated to mark up a bill Thursday that would extend 45 tax provisions, including the Mortgage Debt Forgiveness Relief Act that expired on Jan. 1.

The mortgage debt forgiveness provision spares underwater borrowers from being penalized by the Internal Revenue Service when they agree to complete a short sale or when mortgage debt is cancelled as part of a loan modification.

Industry and consumer groups have been calling for a two-year extension of the Mortgage Debt Forgiveness Relief Act that would be retroactive to Jan. 1.

0 replies Thu, 03 Apr 2014 16:22:00 GMT http://www.zillow.com/advice-thread/Senate-Moving-to-Extend-Mortgage-Debt-Forgiveness-Act/534994/ 2014-04-03T16:22:00Z My property is listed for sale by owner by still comes up as not for sale. http://www.zillow.com/advice-thread/My-property-is-listed-for-sale-by-owner-by-still-comes-up-as-not-for-sale/534077/ 3 replies Thu, 27 Mar 2014 21:44:00 GMT http://www.zillow.com/advice-thread/My-property-is-listed-for-sale-by-owner-by-still-comes-up-as-not-for-sale/534077/ 2014-03-27T21:44:00Z how do I get a price for a lot that I own http://www.zillow.com/advice-thread/how-do-I-get-a-price-for-a-lot-that-I-own/534419/ 1 reply Sun, 30 Mar 2014 17:08:00 GMT http://www.zillow.com/advice-thread/how-do-I-get-a-price-for-a-lot-that-I-own/534419/ 2014-03-30T17:08:00Z are there any buyers http://www.zillow.com/advice-thread/are-there-any-buyers/534288/ 6 replies Sat, 29 Mar 2014 14:16:00 GMT http://www.zillow.com/advice-thread/are-there-any-buyers/534288/ 2014-03-29T14:16:00Z The last date the property was sold has the wrong amount how can I get it corrected. http://www.zillow.com/advice-thread/The-last-date-the-property-was-sold-has-the-wrong-amount-how-can-I-get-it-corrected/529734/ Mr and Mrs Don Ware own 401, 405 and 409 S 13th St in Las Vegas NV. My neighbors condo which is the same as mine and not in better condition is pending aat 80K. My zestimate is 68K on Zillow. This is artificially increasing values and will cause my property taxes to increase in coming years. This is ridiculous. All my neighbors will eventually be renters, as I know these are companies buying up all the inventory in Las Vegas. There are no comparable homes in my area. http://www.zillow.com/advice-thread/How-can-I-find-out-how-much-my-house-is-worth-There-are-no-comparable-homes-in-my-area/494557/
This may be a bad sign for you, especially if you think your house is worth more than other houses in your neighborhood. Homes maintain their value better if the neighboring properties are fairly similar.

In your situation, you may actually have to talk to several Realtors, get their opinions, and come up with some sort of consensus. Without knowing why there are no comparable properties in your area it is difficult to give another suggestion. If your lot or home is over-improved for the area, that means the value will most not likely be what you think it is. If your home is much larger, you might not get the same cost per square foot as other homes in the area.

So I would talk to a bunch of Realtors and get their opinions. I would not recommend hiring an appraiser, however, even though a lot of books recommend this. Appraisers are better at "justifying" a price than in determining market value.

5 replies Thu, 30 May 2013 07:12:00 GMT http://www.zillow.com/advice-thread/How-can-I-find-out-how-much-my-house-is-worth-There-are-no-comparable-homes-in-my-area/494557/ 2013-05-30T07:12:00Z Building web pages for individual Homes http://www.zillow.com/advice-thread/Building-web-pages-for-individual-Homes/524253/ Does anyone have any good resources for builder pages for individual homes?
