Should I consider renting it out for a few years, hoping that its value will continue to recover? (It is valued at slightly less than what I paid for it ten years ago.) How much more in property taxes can I expect to pay for a rental property?

3 replies Sun, 25 Aug 2013 01:13:00 GMT http://www.zillow.com/advice-thread/Rental-vs-homestead-property-tax-rate/508474/ 2013-08-25T01:13:00Z City Acquiring Property For Road, Wait For Eminent Domain? http://www.zillow.com/advice-thread/City-Acquiring-Property-For-Road-Wait-For-Eminent-Domain/487621/

I bought a large home - 5600 sqft- two weeks ago that is weathered - great shape just looks like crap. It sits on around 5 acres in an area currently being developed by Pulte homes. I paid 375k for the home, 15k in origination fees since I went direct to Freddie mac to satisfy land-to-value ratios for bank overlays. For those in MN, it is Eden Prairie by the mall, a currently heavy in development location. The tax value of the home is around 600k.

The city would like to run a road through my property, they were the party bidding against me. By being persistent I was able to get the property due to their longer response time for competitive bidding. The city is offering what I feel are extremely low offers on the property, 400kish. While I do understand that money is green, I am concerned it would be foolish to do anything but eminent domain since I would have about two years to fix it up and get it reappraised. Total costs for renovation are estimated to be 23k-28k since I do all the work myself.

So, what would you do? Turn a quick profit of only a couple thousand, or what for the big bucks?

9 replies Fri, 12 Apr 2013 15:46:00 GMT http://www.zillow.com/advice-thread/City-Acquiring-Property-For-Road-Wait-For-Eminent-Domain/487621/ 2013-04-12T15:46:00Z pending sale http://www.zillow.com/advice-thread/pending-sale/482134/ 2 replies Sun, 10 Mar 2013 14:20:00 GMT http://www.zillow.com/advice-thread/pending-sale/482134/ 2013-03-10T14:20:00Z market projections for zip 55127 http://www.zillow.com/advice-thread/market-projections-for-zip-55127/473243/ 2 replies Sat, 05 Jan 2013 19:49:00 GMT http://www.zillow.com/advice-thread/market-projections-for-zip-55127/473243/ 2013-01-05T19:49:00Z Thinking about selling? http://www.zillow.com/advice-thread/Thinking-about-selling/473294/ My team has been selling homes in the first week our properties hit the market.
