Can we get a mortgage? http://www.zillow.com/advice-thread/Temporarily-unemployed-but-have-up-to-50-to-put-down-Can-we-get-a-mortgage/334627/ If you want the kinds of interest rates and terms that are the most beneficial to you, then you want a conventional or FHA or other government guaranteed mortgage (such as a VA or USDA). All of those are going to require income verification. You do mention that you have a small home-based business.....is there perhaps enough income from that to qualify?

Otherwise the rest of your options are going to reside with hard-money lenders who will charge a premium interest rate for your loan, along with high fees. A local bank may be willing to do the loan if they know you and don't sell their loans to Fannie/Freddie/HUD but rather portfolio them inhouse instead.

0 replies Tue, 16 Mar 2010 16:29:00 GMT http://www.zillow.com/advice-thread/Temporarily-unemployed-but-have-up-to-50-to-put-down-Can-we-get-a-mortgage/334627/ 2010-03-16T16:29:00Z What is the best loan type if i would like to buy a home and live in it for 4-5 Years only. http://www.zillow.com/advice-thread/What-is-the-best-loan-type-if-i-would-like-to-buy-a-home-and-live-in-it-for-4-5-Years-only/399237/ Thanks for all the responses. I just spoke to my Mortgage Lender and here are his thoughts:

I told him that there is a 75-80% chance that i might sell my home in 4-5 Years and 25% chance i might stay longer (upto 10 years). He told me that a 15yr Fixed Loan would be a better option than going with a 5/1 ARM as there is not much difference in the interest rates and if in case i do stay longer than 5 years it would be a safe bet.

Also FYI, due to my Visa Restrictions, he told me that FHA is the only option for me and not a conventional loan(Though i am ok in doing a 20% down).

Any more thoughts/suggestions/advice?

0 replies Mon, 16 May 2011 22:16:00 GMT http://www.zillow.com/advice-thread/What-is-the-best-loan-type-if-i-would-like-to-buy-a-home-and-live-in-it-for-4-5-Years-only/399237/ 2011-05-16T22:16:00Z What kind of home loans should i try and apply for? http://www.zillow.com/advice-thread/What-kind-of-home-loans-should-i-try-and-apply-for/561051/ Contact a local mortgage professional and ask them about down payment assistance programs in your area that they know of. You may be able to qualify for a program that will help pay for your downpayment and closing costs. The programs will vary by region, but some of them do not need to be repaid.
