This year on my blog I will be posting various examples of styles from the Savannah historic district, the victorian district and some of the craftsman style from areas like Ardsley Park.<br/><br/>The style of the one pictured here is called Second Empire, very popular in the 1860s and 1870s, influenced by Gothic Reviival and the Italianate styles. Eclecticism was coming into vogue, and combination of styles was seen as the next step forward to finding the picturesque in asymmetry, trying to capture the best from all.<br/><br/>The style came from France and is named in reference to Napoleon III. The mansard roof, typical of the Second Empire style, is named after a 17th century architect, Francois Mansart. The mansard roof is a double-pitched roof with a steep lower slope. This type roof is a definite indentifying feature of the Second Empire style. Only a few examples are found around Savannah.<br/><br/><zillowimage imagetype="4" imageid="X1-IAz65le0oagn0x_ivv4h" src="http://images2.zillow.com/is/image/i0/i0/i409/ISz65le0o922lf.jpg?op_sharpen=1&amp;qlt=90&amp;size=300,300"/></p></wikipage><br \><br \>1 reply Mon, 01 Dec 2008 20:48:00 GMT http://www.zillow.com/advice-thread/Historic-Savannah-homes-styles/3095/ 2008-12-01T20:48:00Z Historic Brookhaven Homes http://www.zillow.com/advice-thread/Historic-Brookhaven-Homes/1961/ <wikipage><p><u><strong>Brookhaven History:</strong></u></p><p>&nbsp;</p><p>Around 1900, prominent Atlantans began building summer cottages in Brookhaven.&nbsp; It was still too far for a daily commute to <pagelink type="zillowpage" dest="/homes/for_sale/Atlanta-GA/">Atlanta</pagelink>.&nbsp; In 1910, a group of investors from the Mechanical and Manufacturers club purchased the land making up the Country Club property and lot immediately surrounding it for a development called "Brookhaven Estates."&nbsp; The Brookhaven Country Club was incorporated in October of that year.&nbsp; Herbert H. Baker, a golf pro from Garden City, Long Island, was hired to design the course, with nine holes laid out in 1911.&nbsp; (Baker also designed the Druid Hills Country Club's course.)&nbsp; In January, 1912, the Brookhaven Country Club opened as Atlanta's second golf course after East Lake (1906).</p><p>&nbsp;</p><p>Brookhaven is distinct in being the first community in Georgia, and probably the entire Southeast, designed around a golf course.&nbsp; Efforts to retain existing trees, particularly pines, set a precedent followed by many of Atlanta's post-World War II housing developments.</p><p>&nbsp;</p><p>Atlanta's Capital City Club leased the Brookhaven Country Club in 1913.&nbsp; When the Capital City Club purchased the Brookhaven Country Club in 1915, the golf course was expanded from 9 to 18 holes.&nbsp; The clubhouse dates from 1928.&nbsp; The Brookhaven Estates Company continued to sell lots around the club through the 1920's.&nbsp; In 1915, there were four houses, and by 1928, there were 19 homes surrounding the club.</p><p>&nbsp;</p><p>Development continued when lots along Club Drive and Stovall were offered for sale by Samuel Stovall.&nbsp; By 1928, eight houses had been built on these lots.&nbsp; Country Club Estates (Winall Down, most of Vermont and Stovall, Calvert, and part of Narmore) was laid out in 1929.&nbsp; The Carleton Operating Company land (Bellaire) was platted in 1936.&nbsp;</p><p>&nbsp;</p><p>Most homes in Country Club Estates and on the Carleton land were built during the Depression and before 1942.</p><p>&nbsp;</p><p>Brookhaven's homes include designs by a number of well-known Atlanta architects of this period, including Hal Hentz, Neil Reid, A.F.N. Everett, Cyril B. Smith, W.N.W. Unfortunately, the new law can be confusing to decipher, and not everyone will benefit. For this reason, we have provided an outline below that clarifies what this new law means for you and how you can benefit from the higher loan limits.<br/><br/>Description and Overview:<br/><br/>An economic stimulus package just passed Congress on February 7, 2008 and was signed into law by the President on February 13, 2008. This new law is effective immediately and includes a temporary increase in both the FHA and conforming loan limits to as high as $729,750 in high cost areas. This means that the interest rates on many mortgages will go down because these loans are now eligible to be purchased by Fannie Mae and Freddie Mac or insured by the Federal Housing Administration (FHA). Previously, the FHA was only allowed to insure loans with balances lower than $200,160 - $362,790, depending on the county where the property was located. Also, Fannie Mae and Freddie Mac were only allowed to purchase loans with balances at or below $417,000. This resulted in limited options and higher financing costs for those with loan balances above these limits. The new law substantially increases these limits in high cost areas and opens up new options and lower financing costs for many people.<br/><br/><strong>How to Determine "High Cost" Areas</strong><br/><br/>There are two things you must know in order to determine if you are in a high cost area:<br/><br/>1. Understanding the Formula<br/><br/>If 125% of the local area median home price exceeds $417,000, the temporary loan limit would be that 125% of the median home price with a cap of $729,750. Here are three examples to illustrate this concept:<br/><br/>If the median home price in your area is $225,000, 125% of that number is $281,250. This is below the current $417k conforming loan limit. Therefore, the conforming loan limit in your area will not change. However, if $281,250 is greater than the FHA limit in your county, your FHA limit will go up to $281,250.<br/>If the median home price in your area is $375,000, 125% of that number is$468,750. This is above the current $417k conforming loan limit. Therefore, the conforming loan limit in your area WILL change and go up to $468,750. This number is also higher than the highest FHA loan limits, so therefore your FHA loan limit will also go up to $468,750.<br/>If the median home price in your area is $650,000, 125% of that number is $812,500. This number is greater than the maximum cap of $729,250. Therefore, the conforming loan limit in your area will increase to highest allowable amount under this new law which is $729,250.<br/>2. Determining the Median Home Price in Your Area<br/><br/>The Secretary of Housing and Urban Development (HUD) will publish the median house prices within 30 days of the bill going into effect (30 days from February 13, 2008). HUD does not have any interim stats or information for us to use. However, the bill also states that HUD can use any commercially available data if they are unable to compile the information on their own within the 30 day timeframe. With that in mind, it is likely that HUD&rsquo;s numbers will be relatively consistent with the data published by the National Association of Realtors (NAR), which already has a solid track record of tracking and publishing this information on a quarterly basis.<br/><br/>Therefore, until HUD actually publishes their version of the median home prices, the most accurate way to get this information today is to utilize the data that is published by NAR. Ironically, NAR just released their latest median home price update for the 4th quarter of 2007 on February 14, 2008! Contact me today and I&rsquo;ll research your info and let you know exactly what the median home price is in your area and how you can benefit from this information.<br/><br/><strong>What do all the dates mean?</strong><br/><br/>There is some confusion because the bill has a provision that says the higher limits are only effective for loans originated between July 1, 2007 and December 31, 2008. In short, the reason it is effective beginning July 1, 2007, is because the credit crisis started to unfold in July and August of 2007. Mortgage market conditions rapidly deteriorated almost overnight. Many secondary market investors suddenly refused to purchase loans that couldn&rsquo;t be sold to Fannie Mae and Freddie Mac. (For more info on how this process works, please see the article entitled Saga of the US Mortgage Industry.)<br/><br/>Unfortunately, many mortgage banks had already funded these loans in their own portfolio or through their warehouse lines of credit. Their intention was obviously to sell these loans on the secondary market after the loans were funded. However, the credit crisis prevented them from doing so, and they were stuck holding these loans in their portfolio. The July 1, 2007 date in the bill is designed to allow these lenders to unload these mortgages and sell them on the secondary market to Fannie Mae and Freddie Mac.<br/><br/>However, the July 1, 2007 date has no bearing whatsoever on new refinance transactions! In other words, it doesn&rsquo;t matter when the loan you are refinancing was originated. The old loan could have been originated in 2005, 2006 or anytime before or after July 1, 2007 and it would have no effect whatsoever on your current purchase or refinance transaction. If you are refinancing a new loan today, whether it is a purchase or refinance transaction, that loan is subject to the new limits set forth in the bill.<br/><br/>The other date of December 31, 2008 means that the old limits will go back into effect after this year. In other words, now is the perfect time to buy a new home or refinance your mortgage because after this year, your costs will be higher and your options more limited again.<br/><strong><br/>When does this all go into effect?</strong><br/><br/>February 13, 2008 &ndash; immediately upon the President&rsquo;s signature. Therefore, HUD is obligated to publish the median home prices within 30 days of that date. However, Fannie Mae, Freddie Mac, and various wholesale lenders may have different policies as to how these new loans are going to be priced and underwritten. That is why it is imperative that you work with a Certified Mortgage Planning Specialist who is committed, qualified and equipped to give you timely information and expert guidance every step of the way. That distinction belongs to <pagelink type="wikipage" dest="Kenilworth-Illinois">Kenilworth</pagelink>. It doesn't have the absolute best schools, another prize arguably belonging to Kenilworth. Lake Forest has the better public beach and better golf.</p><p>&nbsp;</p><p>The comparisons, large and small, well-meaning and invidious, between Winnetka and other North Shore communities could go on ad nauseam. When all the arguments have been made, however, it's hard to escape the weight of the Village of Winnetka's many assets. The notion that too many Winnetkans seem too quick to flaunt their community's high status is about the only negative you'll generally hear from people who can afford to live there.</p><p>&nbsp;</p><h2>Schools</h2><p><pagelink type="external" dest="http://www.winnetka36.org/">District 36 elementary, middle and junior high</pagelink> public schools in Winnetka rank, along with <pagelink type="external" dest="http://www.newtrier.k12.il.us/default.asp">New Trier High School</pagelink>, among the best in the state and nation.</p><p>&nbsp;</p><p>The <pagelink type="external" dest="http://www.winnetka36.org/ci/">K-4 Crow Island elementary school</pagelink> is listed on the National Register of Historic Places. Designed by Larry Perkins and Eero Saarinen, it opened in 1940 and has been acclaimed as one of the most architecturally significant schools in America.</p><p>&nbsp;</p><h2>Transportation</h2><p>Downtown Chicago is 35 to 40 minutes away on the <pagelink type="external" dest="http://metrarail.com/Sched/cnw_n/cnwn.shtml">Metra / Union Pacific North Line</pagelink> train, which makes three stops in Winnetka.</p><p>&nbsp;</p><p>No point in Winnetka is more than 3 miles from the Edens Expressway (I-94).</p><h2>&nbsp;</h2><h2>Housing stock</h2><p>For current market informaiton, see the <pagelink type="external" dest="http://www.trulia.com/real_estate/Winnetka-Illinois/">Winnetka Snapshot at Trulia</pagelink>.</p><p>&nbsp;</p><p>Single-family homes account for nearly 90 percent of Winnetka's housing stock, over 90 percent of which is owner-occupied. There are several hundred condominium and townhome units in Winnetka, most in smaller in-fill complexes.</p><p>&nbsp;</p><p>Over half of Winnetka's housing stock pre-dates World War II. In Eastern Winnetka, nearly all of the homes are of pre-war vintage.</p><p>&nbsp;</p><p>South of Elm St in East Winnetka the streets follow a classic north &ndash; south / east &ndash; west grid. North of Elm the streets depart from the grid and follow the rolling contours of the land.</p><p>&nbsp;</p><p>Much of East Winnetka's charm derives from the terrain, the size, variety and tastefulness of the architecture, and the nearly 3 miles of shoreline and private beaches along Lake Michigan. Many grand estates are hidden from view east of Sheridan Rd, on sizable (by North Shore standards) parcels that drift down toward the lake.</p><p>&nbsp;</p><p>Winnetka has a large number and variety of homes priced upwards of $3 million, but also has a number of older homes priced well under $1 million. It's bordered on the south by Evanston and Skokie, on the west by Glenview, and on the north by <pagelink type="wikipage" dest="Kenilworth-Illinois">Kenilworth</pagelink> and <pagelink type="wikipage" dest="Winnetka-Illinois">Winnetka</pagelink>.</p><p>&nbsp;</p><p>With a median family income of $133,777 in 2005, Wilmette is only the fifth most affluent&nbsp;North Shore suburb, trailing Kenilworth ($261,401), Winnetka ($218,623), Glencoe ($218,535) and Lake Forest ($181,579). East of Green Bay Rd, however, the median family income tops $171,000. West of Locust Rd and Skokie Blvd, it drops to $97,000. Overall, Wilmette has a surprising amount of economic diversity.</p><p>&nbsp;</p><p>Wilmette's minority population, with the exception of Asians, is not sizable. African-Americans are less than 1% of the population, Hispanics / Latinos about 2%, and Asians about 9%. In West Wilmette, west of Locust and Skokie, Asians comprise nearly 25% of the population. Over 15% of Wilmette's population is foreign born.</p><p>&nbsp;</p><p>The relative absence of minorities is not a reflection of bias or discrimination. Wilmette today is a socially liberal, welcoming community. It's not even, most would agree, a very status-conscious community relative to some of its North Shore neighbors.</p><p>&nbsp;</p><p>Educational levels are uniformly high, with nearly 40% of over-25 adults having earned a college degree, and a similar percentage having achieved a graduate degree.</p><p>&nbsp;</p><p>Wilmette is a place that values children and education very highly, and many of its families have moved here specifically to take advantage of the excellent public and private elementary schools and, of course, <pagelink type="external" dest="http://www.newtrier.k12.il.us/default.asp">New Trier High School</pagelink>.</p><p>&nbsp;</p><h2>Public amenities, services, civic organizations</h2><p>Wilmette has a rich array of public amenities, including an outstanding <pagelink type="external" dest="http://www.wilmettepark.org/">park system</pagelink>, beautiful public beaches, and an excellent <pagelink type="external" dest="http://www.wilmette.lib.il.us/">public library</pagelink>. It has experienced, highly professional <pagelink type="external" dest="http://www.wilmette.com/police/">police</pagelink> and <pagelink type="external" dest="http://www.wilmette.com/fire/">fire</pagelink> departments, and a variety of other public services. The Lake Ave and Old Orchard interchanges are a few minutes drive from any part of Wilmette. Travel times to downtown Chicago can range from 20 minutes at off-peak hours to more than an hour, although a half-hour commute is closer to the norm. Many north suburban office corridors are easily accessed via the Edens and I-294.</p><p>&nbsp;</p><p>Wilmette's public transportation system is excellent, ranking second only to Evanston's on the North Shore. There's a <pagelink type="external" dest="http://www.transitchicago.com/maps/rail/purple/Linden.pdf">CTA Purple Line L stop</pagelink> at 4th and Linden, and a stop on the <pagelink type="external" dest="http://metrarail.com/Sched/cnw_n/cnwn.shtml">Metra Union Pacific North Line</pagelink> at Central and Green Bay in downtown Wilmette. <pagelink type="external" dest="http://www.pacebus.com/sub/schedules/default.asp">Pace bus routes</pagelink> provide access to most of the village. Taxi service is available from <pagelink type="external" dest="http://www.303taxi.com/default.aspx">303 Taxi</pagelink>, <pagelink type="external" dest="http://www.americantaxi.com/">American Taxi</pagelink>, and <pagelink type="external" dest="http://www.norshorecab.com/">Norshore Cab</pagelink>.</p><p>&nbsp;</p><p>Travel time to O'Hare Airport is approximately 30 minutes by car, taxi or limo.</p><p>&nbsp;</p><h2>Shopping, dining and nightlife</h2><p>The nightlife write-up is easy: there isn't any to speak of in Wilmette. There are limited options in neighboring towns and an abundance in Chicago. Be warned: if you stop at <pagelink type="external" dest="http://www.yelp.com/biz/qjFW2Ajxu4gsb0qhwiFdSA">Meier's Tavern</pagelink> just across the border in Glenview - the Wilmette police hang out on Lake Ave, watch cars pull out of&nbsp;Meier's parking lot and&nbsp;trawl for DUI arrests.</p><p>&nbsp;</p><p>Dining options are also limited, but seem to be sufficient to satisfy residents in a place that's very family-centric.</p><p>&nbsp;</p><p>You couldn't wish for better shopping than Wilmette can offer - or, if you can ...</p><p>&nbsp;</p><p>The historic <pagelink type="external" dest="http://www.scbdesign.com/?mainpage=2&amp;pagetype=Architecture&amp;p=270&amp;firstlevel=3&amp;seclevel=7">Plaza del Lago</pagelink> is on Sheridan Road in East Wilmette and is anchored by a Crate and Barrel.</p><p>&nbsp;</p><p><pagelink type="external" dest="http://josephfreed.com/info/Edens_Plaza/">Edens Plaza</pagelink>, on Lake Ave near the Edens Expressway, is a regional center anchored by Carson Pirie Scott, Bed, Bath &amp; Beyond, Border's Books, and Tweeter. A smaller shopping center is across Lake Ave to the south.</p><p>&nbsp;</p><p><pagelink type="external" dest="http://westfield.com/oldorchard/">Westfield Old Orchard</pagelink> shopping center, just south of the Wilmette border in Skokie, has over 170 shops ranging from Bloomingdale's, Nordstrom's, and Macy's to upscale boutiques and the North Shore teenager's must-have haunt, a Tiffany store.</p><p>&nbsp;</p><h2>Religion</h2><p>Wilmette has dozens of churches and temples, many of them housed in architecturally significant buildings inter-mixed with residences. It's also home to the famed <pagelink type="external" dest="http://www.bahai.us/bahai-temple">Baha'i House of Worship</pagelink>, which draws visitors from around the world.</p><p>&nbsp;</p><h2>Housing stock</h2><p>For current market informtin, see the <pagelink type="external" dest="http://www.trulia.com/real_estate/Wilmette-Illinois/">Wilmette Snapshot at Trulia</pagelink>.</p><p>&nbsp;</p><p>Although Wilmette's housing stock is predominantly owner-occupied detached single-family homes, rentals (both single-family and apartments) are readily available. There are also numerous small condominium and townhome developments in scattered pockets throughout the village.</p><p>&nbsp;</p><p>The character of the housing stock varies widely by neighborhood, reflecting the different periods during which various parts of Wilmette were developed.</p><p>&nbsp;</p><p>At the higher end of the market ($3M and up), Wilmette has a very limited selection of homes. You'll need to head further north to Winnetka, Kenilworth and Glencoe if you're truly mansion-minded.</p><h2>New construction</h2><p>Wilmette is a mature community which has almost no vacant land available. New construction, as a result, consists mainly of single-family teardowns and the very occasional infill low-rise condo development.
