The number of buyers will therefore be less than the number of sellers. Hence, our tax dollars go to incentive program(s) to encourage more people to buy. In my opinion a free market recovers faster than one in which the government steps in and interferes. Where was the government interference when lenders were loaning anybody mortgages? Take some comfort in that there are many others in the same situation as you right now. I personally have a balloon note coming due. Besides the rent not covering the payment, because it is a rental property, I cannot get a mortgage because it is not my primary residence. I have begun to negotiate with the lender to try to work a lowered payment out and discuss them extending the loan on a fixed rate. If they will not do that my plans are to let them do whatever they feel the need to since I am between a rock and a hard place. I do not have a second mortgage, but I will tell you this, they take second place to the primary loan holder. They actually have no collateral if what you say about the value is correct. I can't really tell you what would be best for you, but I hope my own personal experience gives you some help. Good luck, I hope you get it all worked out.

0 replies Sat, 04 Sep 2010 14:52:00 GMT http://www.zillow.com/advice-thread/upside-down-what-are-alternatives/365106/ 2010-09-04T14:52:00Z i filed bakcrupci in april last year,i have a house is in forclosure, but i dont own nothing \ http://www.zillow.com/advice-thread/i-filed-bakcrupci-in-april-last-year-i-have-a-house-is-in-forclosure-but-i-dont-own-nothing/381597/ You have to wait years to get another bank home loan. You could buy a house with cash. Maybe you can get the home seller to give you a mortgage. Don't laugh, I was in my mortgage broker's office when I overheard him giving hell to a person he had personally given a mortgage to who was late paying. Also, I was at a foreclosure auction where the person next to me was foreclosing on a mortgage he had personally given to somebody. Here's a link explaining it http://www.mortgagenewsdaily.com/wiki/Private_Mortgage_Investors.asp

You would have to convince the home seller of your ability to pay and then get an honest mortgage broker to do the paperwork. Here's a quote from the link.

If you are just looking for an owner who will finance your purchase, check the for sale by owner ads. Most owners will say in the ad whether they are willing to finance the purchase. If you have your heart set on a house that is not FSBO or the owner hasn't mentioned it, ask. It's not something that people think of right away, but many people are open to it once it is explained to them. Particularly once they realize they can sell the mortgage if they need to get out. Otherwise, ask your agent to do some research on the internet or do it yourself. You could try contacting an investment firm which may be able to put you in touch with private mortgage sources.

0 replies Thu, 20 Jan 2011 04:27:00 GMT http://www.zillow.com/advice-thread/i-filed-bakcrupci-in-april-last-year-i-have-a-house-is-in-forclosure-but-i-dont-own-nothing/381597/ 2011-01-20T04:27:00Z
