If an owner is not paying their mortgage, depending on the bank(s) their loan(s) is through, it can take years to formally move forward with eviction, appraisals, getting market ready & actually acquiring the property to list. We list homes for many different banks, and even when we are assigned a property, it can be many months before it hits the market. I would continue to be persistent if you can! But may be out of your hands at this stage. Best of luck.

0 replies Tue, 02 Jun 2015 23:13:00 GMT http://www.zillow.com/advice-thread/home-is-%27off-market%27-squatters-taken-over-blight-on-the-community-why-isn%27t-it-listed-for-sale/587983/ 2015-06-02T23:13:00Z Best condition in which to sell a house http://www.zillow.com/advice-thread/Best-condition-in-which-to-sell-a-house/15743/ At the very least make sure the property would qualify for an FHA mortgage as upwards of 25 percent of the market has been trending towards that kind of financing. This means no peeling paint, cracked windows, etc. While FHA has eased rules on home condition in the last few years, there are some that are not negotiable.

0 replies Wed, 11 Feb 2009 04:56:00 GMT http://www.zillow.com/advice-thread/Best-condition-in-which-to-sell-a-house/15743/ 2009-02-11T04:56:00Z Do you have mortgage records on a house;Original amount, sale price, Year recorded. http://www.zillow.com/advice-thread/Do-you-have-mortgage-records-on-a-house-Original-amount-sale-price-Year-recorded/225629/ 4 replies Sun, 19 Apr 2009 23:47:00 GMT http://www.zillow.com/advice-thread/Do-you-have-mortgage-records-on-a-house-Original-amount-sale-price-Year-recorded/225629/ 2009-04-19T23:47:00Z Confused by how the zillow determines values http://www.zillow.com/advice-thread/Confused-by-how-the-zillow-determines-values/14164/ Hello Sr,

My Name is Anthony a Real Estate Licensee & Mortgage Officer and know a lot about this site. Please keep in mind, policies with lenders and credit reporting agencies change with time, and posts in forums like this online do not.

At the time I writing this, Fannie Mae (the largest conventional mortgage buyer in the U.S) has become more lenient with their guidelines when lending to previously foreclosed homeowners. If the borrower has experienced extenuating circumstances such as death in the family, job transfer, or serious illness they may forgive the foreclosure and lend again within 3-7 years. If you do not have an extenuating circumstance, than you will see a 7-10 year period in which you can not borrow money. (from Fannie Mae)

Bank guidelines, although mechanical in nature, are often decided upon by human beings. It is common sense for the underwriter to approve a mortgage to a previously foreclosed borrower if she lost a husband in war, or become seriously ill. However they will not be quick to lend to those who abuse the system and refuse to pay their mortgage for months, trash the house and refuse to leave when properly and legally evicted.

The short answer (pun intended) to how long one can buy a home with conventional financing after a short sale is, 2 years. It is very simple and clear cut with underwriting guidelines. If you want to borrow FHA, it will be 3 years.

Lastly, I want to point out the importance of selling short rather than foreclosing. Your credit score WILL drop significantly more and stay lower longer if you choose to have multiple late payments on your mortgage and foreclose. With that said, you can expect to see a rise with your credit card, auto loans and any other financing APR's.

Short Sales can be an excellent way to avoid complete financial catastrophe. Thank you for the opportunity to post and I appreciate any feedback or questions.

0 replies Thu, 08 Dec 2011 03:42:00 GMT http://www.zillow.com/advice-thread/Short-Sales-are-they-worth-it/424567/ 2011-12-08T03:42:00Z If 2 houses are in foreclosure and sell? http://www.zillow.com/advice-thread/If-2-houses-are-in-foreclosure-and-sell/196888/ it is not a loss until you sell.
