Why have Zestimates disappeared in Austin, Texas

At some point in the last month, Zestimates for a bunch of homes in Austin, Texas have disappeared. Why?

How soft is the market for Condos on Town (Lady Bird) Lake?

Seems like construction is ongoing and there are no bargains to be had. Are condos a good buy in Austin, especially as an investment property? We would enjoy it as a weekend home for 4 years, then sell it. In Houston, condo living is a concept that has struggled to catch on.Â

Austin,Tx RE Market softening

There is a big layoff going on Dell Inc. as we speak right now. Freescale had applied their axes last month, Spansion filed Bankruptcy a couple weeks ago, Google shut down Austin operation in recent month. The Austin's Jan/09 unemployment rate is 6.4% and rising. The so called invincible Austin RE market is softening up. The Austin RE market's peak lasted 2007 and 2008. The ARM mortgage (similar to sub prime loan) during the Austin Boom of 2004~2008 starts to hit Austin for rate changes. People will see housing price trends dive. This is definitely not the time to buy in Austin, TX. Unless you want to free fall together with the RE Market.

What is really going on?

Last week I got an email from Zillow. The email was just an update as
to what is going on. The only problem is their numbers are way
different from what the Board of Realtors claim about the local
market. So who do we believe?

For example this is what the Zillow email said... "According to the
latest Zillow Real Estate Market Reports, home values in Austin
increased 8.7% in the first quarter of 2009, compared to the first
quarter of 2008. Nationally, home values decreased 14.2% during this
same period."

In contrast the Austin Board of Realtors says, "May 20, 2009 -
According to the latest Multiple Listing Service report by the Austin
Board of REALTORS®, the volume of single-family home sales in April
2009 was 1,601, down 18 percent from April 2008, and the median price
was $189,000, up one percent over the same time period."

So we have a seven percent gap in the change in home price. I don't
know who is correct. As a Realtor I want to side with ABOR (Austin
Board Of Realtors). I hope as a home owner and as a Realtor that home
prices are going up. I don't know who is correct but I do know that
all information should be double checked.

Overall I like Austin but for the last few years traffic seems to be getting worse. Not as bad as LA but it has gotten worse all the same.

New construction in an old established neighborhood

I bought my first house in Zilker back in 1994. As a long time resident in Zilker I want to know how my neighbors feel about the new mcMansions popping up all over. Do you love them or hate them? Personally I feel they are usually not in keeping with the face of our lovely neighborhood. When a builder makes an effort to maintain the character of the neighborhood I could jump for joy. The concrete loft type homes should be in a more loft type area (Industrial and downtown areas are where they started). I love the charm of the Zilker neighborhood and the orignial bungalows are a perfect fit in my opinion. What do you think?

Austin Investment Property questions

How do out of state investors generally find Austin properties? Do you look online extensivley prior to contacting a realtor? If so, how long do you generally look before contacting a pro? Would you appreciate having a realtor to assist you with culling through all the listings to find the hot properties? Thanks for the feedback.
