Sales in September were 39. This is down 4.9% from 41 in September of 2008. Sales/list price ratio in September moved up to 94.7% from 94.2% in August. Prices
Median price in September was $294,500. This is down 13.4% from $340,000 in September of 2008. Average sale price (most recent 3 months) is $329,706, down moderately from $391,213 in 2008. Inventory
Inventory is 529, down marginally from 544 in 2008. New listings of 121 in September were up substantially from 85 in August and up a bit from 117 in September of 2008. Market Time
Days on market of 114 in September was up somewhat from 103 in August and up moderately from 98 in September of 2008. Months of supply in September moved up to 17.7 from 17.7 in August.

It's cold in CT this weekend...but warm at open houses

I can't believe it is October...I had to recheck my date book to be sure it wasn't December when I saw the first big wet snowflakes of the season on my windshield. Thursday night the kids were praying for a snow day on friday...I guess AP Chemistry tests can make even a sane 16 year old dilusional.

So we are hunkering down for a double nor'easter here in CT this weekend...Too cold and wet for most people to enjoy a walk at the beach or in the woods...So what will you do this weekend?

I'll be cranking up the twin gas fireplaces at my open house at 59 Crescent and serving hot apple cider to anyone brave enough to endure the dreary weather and come see this lovely house!

Having been a tax assessor in town and in R.E. a while ago; I know that the comaparison properties you are useing are not correct. They are in an area that is depressive and home values have never kept up to the town values. Therefore I don't feel that your home value estimates are not very accurate.

Our property on 20 Pequot Rd. in Westbrook, CT shows we paid $65,000. We paid $650,000. Can you fix?

The house next door is for sale and several prospects looking to view the house for sale think the Zillow information is accurate and it is not. It is unfair to our neighbors to have this incorrect entry. Please correct.

In 2003, 33 Wilbur Road Extension sold, Not 33 Wilbur Rd, Stonington, CT

Since then, 33 Wilbur Road extension was renumbered 63 Wilbur Rd., Stonington, CT

incorrect info for schools on Ridgewood Av, No Haven Ct 06473, should be No Haven schools not Hamden

most homes on Ridgewood av 06473 incorrectly list schools as Hamden. Should be North Haven High, Middle, Ridge Road elementary. 5, 11, 19, 25, etc Ridgewood av and 1911, 1917 Whitney av. Are only a few with this error. I corrected mine 1905 Whitney Av and my neighbor corrected his at 20 Ridgewood av. School system is a selling point for this neighbohood.

Zestimates Redding, CT

Anyone familiar with Redding , CT knows it's unique character which is part and parcel of why its home values are well above the average for Fairfield County as a whole.
Zillows' basic calculation model appears to rely on data on a county level even though that is not a viable source for land record data in CT.
Our 169 towns each record their own real estate transfers and maintain their own tax assessors offices.
When Zillow shows recent single family sales for Redding of 259 it is far from accurate. The number of closed single family home sales for the period from 8/14/08 to 8/13/09 was 64 according to the local MLS records.
To claim your home and hope to aid Zillow in providing a fair starting point for a prospective home shopper, you may soon find that there are no comps from Redding available of the 10 to choose from as was my experience. Bethel, Newtown and even an occasional Danbury sale could be used to determine the Zestimate. These towns values are well below Reddings'.
The schools listed may be from these other towns as well. One factor in determining real estate values is the quality of education in the town. Arguably, Redding ranks nicely toward the top of towns in CT in this category thus contributing to the high real estate values. Yet, an out of area Zillow surfer, could be misled to belive their high schooler will attend Bethel HS.
The average list price of a Redding SF is $1,159,986 with 124 available. Zillow shows a median list price of $799,000 which is fairly accurate.
A brief video from Zillow shows that there are actually about 300,000 different formulas used to come up with an estimate.
They may need a few hundred thousand more!!!!
