Right time to construct additional rooms ?

I have a 2 bedroom duet in Fremont area with a 6000 sqft lot.My neighbors have constructed additional rooms with county permission and I'm considering doing the same. I'm hoping that constructing additional rooms will be a good investment for the additional money I spent. What is the rate of return in Fremont when I invest in building additional rooms ? Anybody know the going rate per sqft for construction today? Is this the right time to be making such home improvements ? Thanks

Home showing up on Zillow as in the Irvington district vs Kimber Gomes kills your estimate(150K less

Being incorrectly classified kills your metrics.

For examples on this home at 1400 odd sq ft you lose almost $150,000 in value.

Irvington Area : $338/sq ft.
Kimber-Gomes area : $433/sq ft
Mission Valley Area : $491/sq ft.

This home is in the Kimber Gomes elementary area.

As the registered listing agent & in the profession have you tried to fix this with Zillow. Without fixing this Irvington classification error you have a lot of difficulty convincing buyers to pay the price your clients are asking.(even them they will settle at lower end doing your clients a disservice)

Home in incorrectly zoned in Irvington. Ask Zillow / Las Casitas board to fix it

The entire Las Casitas neighbourhood of 500+ Houses at the SouthWest intersection of Paseo Padre and Driscoll i.e on Gomes Rd&Valero Dr, Fremont, CA, show up on Zillow as being in the Irvington district (which we are not).

We are in the Gomes area (cross street is called Gomes as well) and are part of Gomes/ Mission school district.All the houses in the entire community are incorrectly tagged as being part of Irvington. They should be in the Kimber/Gomes area.

Being incorrectly classified kills your metrics.For examples at 1500 odd sq ft you lose almost $150,000 in value.

Why do you show Valero Dr. in the Irvington District, when it is in the Mission area????

40910 Valero Dr. is incorrect for the elementary school! It is Gomes elementary.
Also, why do you show this home in the Irvington District??? It is in the Mission area!!!

Does zillow.com consider the school region to calculate the property value?

My house value comes low through zillow.com because I think it compares the houses which have different elementary school. I believe the value of the property make big difference because of school region as well. Does zillow.com consider the school region to calculate the property value?

34150 Cartwright Pl Fremont CA 94555 was updated less than 4 years ago NOT in 1987 per conty record

This house was just updated less than 4 years ago per county records. also if you would look at warwickkids.com, you could plainly see that after Warwick comes Thorton and then American High. I am not sure where you get your information but if you would use a little common sense and check your facts before posting, then maybe people can get a more accurate pricing index on houses in the Northgate area. It's sad to see the incorrect information that is on your website always and to give the excuse that you got it from another website when you could have just used common sense is dismaying.

Does high temperatures cause buyers to hold off? No, in fact if anything it drives the activity level up, and currently pricing has shifted on homes newly added to the market. Sellers are approaching things with a more logical angel - to sell it, it has to be priced right?

With so many houses on the market - how do you know which ones are a good deal, and which ones have more wiggle room. Do your homework. Trendgraphixs tells this professional that in December 2007 the average cost per square foot in Fremont was $407.00. The high point for cost per sq ft was in May and July hitting $469.00 - does that mean it makes sense to wait to buy - probably not, and if you are measuring your timing for sales, be careful of waiting too long because although cost per sq ft rises, so do the number of homes on the market, creating greater inventory can actually work against a timely sale.
