What is Germantown going to do?

If you have lived in the Memphis area long, you have noticed that Memphis likes to take over surrounding areas. Once this happens, the area that has been annexed, goes down the drain.

House values drop, crime increases, and school systems crash.

What is Germantown going to do to keep the house values up, crime out, and school systems constant, with ALL the surrounding areas decreasing in every way, dramatically?

It's going to catch up with us sooner or later.

I see by Zillow's own charts and estimates, that the 31839 zip code has held its value over the long term, and sales have continued to average almost $100k over the 38138 zip code. That says a lot about our community and our neighborhood. Decreasing the price of this home may lead the owner to drastic actions, such as not including existing appliances. Home buyers must consider changes of carpet, room uses, and other things can drastically alter how one uses a home. This home could be listed as a five bedroom, if the large 4th bedroom/bonus room were to be divided, given its two large closets. The living room could also be used as an office, by installing french doors.
