Nice neighborhoods near Sylmar?

I have been working in Sylmar (near the 210 and Mclay), but I live in Orange county and the commute is killer. I like Orange County, but want to live closer to work. Can anyone suggest some nice nighborhoods/cities not too far from Sylmar (maybe 30 miles) to raise a young family?

I am completing a Decline in value Reassessment application for LA county and it requires all Comparable sales to be prior to 3/31/09. Is there a way on the Zillow site to list com sales prir to that date?

according to zillow a house in my neighborhood (of 30 years) sold for over $2.5 million, most house sold for under $700,000, mind you these are tract houses.

the address is 13448 Margart St. Sherman Oaks, CA 91401 says it sold in Jan. '09

I am contemplating moving to a large hillside lot with five houses that were built as some type of case project in the 1920's or 30's (I think). The address is 4555 Glenalbyn Drive, LA, 90065. What year were the house built?

(Yes, I'm collecting restaurant tips)
--Snug Harbor on Wilshire near 23rd in Santa Monica -- great private, tree-shaded patio in the back.
--Good Stuff in El Segundo. Spacious, friendly, healthy, in a funky little area.
--Martha's on 22nd in Hermosa Beach -- great outdoor beachy cafe, about 100 feet from the strand, be prepared to wait on the weekends for an outdoor table, but the people-watching is great. A real South Bay hangout.

Many current realities in the market make me think we may be near the bottom of the cycle and we are close to a turning point in the residential real estate market. These realities include declining housing inventory, increasing buyer competition, slowing price depreciation, and rising builder confidence. However, there is still investor risk that stems from the impact of future foreclosures, rising unemployment, and stricter underwriting standards.
We may be close to the bottom of the market. My guesstimate is that, on average, Los Angeles will take about 5 years to recoup the losses it suffered in the 3 years from July 2006 to July 2009.

Moving to Los Angeles, are there any differences between there & rest of US when it comes to loans?

I've lived at a few different parts of the country, but now, me and my family are moving to LA (hopefully for good), and I'm wondering if getting a loan there is any different than the rest of the US? For example,

Can I get a higher or lower loan there than other places? If so, why?
Is it overall easier to get a loan there compared to other places?
Are the rates higher or lower there, if so, why?
Is the cost of living higher or lower there than most places?
Is the economy any better or worse?
Is it easier to get jobs there?

Basically, I want to know everything I can possibly know, before applying for a loan, and any help is truly appreciated.
