Are you thinking about selling your home? Have you seen suggested pricing on one website that differs from another? What does all this mean? The answer is simply complicated, many of the websites today go off of their own criteria. Some show pricing from Just market value (tax records), others go off of past sold prices, and still others have their own methods unknown to man! Please keep this in mind when attempting to arrive at a strong listing price for your home, you should consult a professional Realtor who takes the time to find true comparables with in 3-5 mile radius, and properties that recently sold in the last 3-6 months, as well as properties currently listed, this provides a closer target for pricing. You also need to find an agent who has walked inside some of these comparables, so they can compare conditions to your home. Ultimately the determining factor in a good listing price on a home is what the buyer is willing to offer, or pay. If you get no action in your first 30 days on the market, it is a strong indicator your price is off, compared to others around you. See how easy this is? :) Just remember, you may loose a little when selling, but you're bound to make up that difference and more when purchasing in this market. Stay focused, and make sure you use all the tools your Realtor has to offer.

Tampa Heights safe?

Hello - I am currently thinking of buying a house in Tampa Heights, specifically around Graham Elementary. Â Is this area fairly safe? Â I am doing my own personal research now (i.e. driving by, talking to neighbors, etc) but I am really curious as to what others think. Â I have also considered Seminole Heights and S. Tampa (South of Gandy). Â The Tampa Heights neighborhood seems really quiet. Â TPD reports mostly auto burglary in the area, which is common in a lot of areas.Â
Can anyone lend an opinion? Â Thanks so much for all of your time and input!
