How Far have Prices Really Dropped in San Francisco?

Real estate trends in the Bay Area and San Francisco do not always reflect local activity. To illustrate, let's look at some data for one San Francisco neighborhood: 94115. Overall median prices in this area fell 24% (price/square foot fell 21%), from Jan-June 2006 to 2009. However, there are several problems with this comparison and when we dig deeper, we find some prices actually ROSE during this period.

Since 94115 includes several different neighborhoods: Pacific Heights, Lower Pacific Heights, Anza Vista, Japantown, and the Western Addition, price differences between these areas can distort the overall changes. Overall median sales prices fell more in Lower Pacific Heights (53%) than in Pacific Heights (43%).

We can also look at the types of sales to get a more accurate depiction of the sales activity. Within particular price ranges, median prices actually went up 20% for $1-2MM properties, while $4-5MM properties are down 13%. Median prices in the $2-3MM and $3-4MM ranges were fairly stable, with prices up 1% and down 2%, respectively.

Property size provides another interesting comparison. When we compare properties using the number of bedrooms, we see median prices are actually up 12% for 3 bedroom homes, correlating with the increases we see in $1-2MM price range. While 4 bedroom prices are down 11%, much larger homes with 5+ bedrooms are down 37%, higher than the $4-5MM range (down 13%) since the 5+ bedrooms includes homes selling for over $5MM.

I own the home at 2015 33rd Ave, San Francisco, CA. I am having a problem with,
the City of San Francisco over the number of rooms in the house.The information
that is provided says there are two bathrooms. Where did this information come
from. I would appreciate any help you may provide.

Why is the geography for Noe and Mission different on Zillow than on real estate maps or MLS? I can't see the value of my home on Fair Oaks St which last time anyone checked was a prime Noe street.

Best casual, gastro-pubby places to dine in SF

Hi all,

Can anyone recommend their favorite places to dine in the San Francisco, especially in SOMA? I really like casual places that don't skimp on creativity and are walkable, or near parking. I know SF probably isn't the best spot for someone who's short on patience when it comes to parking, but if I can just get a couple stand-by restaurants near home that I can walk to, I think I can handle it!

Can Zillow give me the value of my home on January 1, 2009?

The city has assessed my home at a value higher than it's worth now, and certainly higher than it was probably worth at the beginning of the year. Is anyone challenging the Assessor-Recorder office's estimated value of their home? According to their website, I need to show evidence that my home was valued lower than the assessed value as of January 1, 2009 and no later than March 30, 2009.

Zillow estimate is off-the-wall.They comp my 3-unit 4200sqft building with 800sqft 2br condos.

Are there negative impacts on adjusting the assessed property value?

I am concerned about the implications of the
lowering of the assessed property value.
Does anyone have any experience with this process and how it could
affect the "true" value of a home in case of a sale?
E.g. does an appraiser take this into account, and is it even
published?

The process seems somewhat involved based on the SF gov website
information.

I wanted to use the Online Informal Review for Assessed Value -- but it does NOT include TICs. What do I do? I co-own a TIC & want to get the value re-assessed as it has seriously dumped since we bought the building in 2005 & we are paying lots more taxes than it's worth. Please help!

Thinking about making an offer in the Excelsior

I'm a long-time renter looking to buy and found a great place in the Excelsior district - affordable, remodeled and great space. Question is, I'm a single mom w/an 8-year old boy. Is the neighborhood safe? The place is at the top of the hill by Mclaren Park - would you consider this risky? We are moving from Glen Park (where I cannot afford to buy!!). It looks very family-oriented but am curious. Any input is appreciated!
