Waterfront Premiums??

Down here in SW Florida there are only two kinds of homes - waterfront and everything else. When identifying comparable homes for the purpose of a Market Analysis, does Zillow recognize the difference between homes that are waterfront (or canal-front) and similar homes in the same neighborhood that are NOT on the water? This distinction does not seem to be represented in most of the Z-estimates I've seen, especially for canal-front homes (navigable water). What's the deal?
