Each of us may have our favorite websites, I enjoy reading newspapers online from local to the NYtimes. One of my favorite sites for reviews is http://www.Yelp.com Lets say your looking for an Italian Restaurant in Monterey, CA, you will find a review, your looking for a Hotel in Sacramento, a place for coffee in Oakland once again you will find a review.

I have seen many positive reviews and negative such as a recent review for a Oakdale Plumber.

What is the value of your Real Estate?

Looking to check the value of your home? Have you used Zillow for an estimation? Its a great tool that as a Sonora Broker that I use. Is it accurate?

Sometimes and others times its off by thousands. The best tool is work with an agent/broker who has the experience and knowledge of the local community.

The more accurate the value the chances increase for an actual sale. The higher number quoted is sometimes not accurate and it does little good to have a home on the market 6 months without an offer or any showings.

What happends if you are having a real dispute? Real Estate conflict?. An alternative to litigation is Mediation.

Mediation is a consenual dispute resolution process where a neutral thrid party assist the disputing party in coming to a mutually agreeable solution. The mediator has no power to impose a decision as he would if he were an arbitrator or judge.

Issues such as non-disclosure, mold or water intrusion, easements, deposits may come to rise in a real estate transaction. Other issues such as landlord tenants issues are common.

Today I recieved a call from an agent from Heidi Hovatter of Century 21 of Twain Harte, she said to me congratulations on being number One.

I told her I was not number one but number 3 on ActiveRain.

She corrected me and said not ActiveRain but for actual sales both on the listing and and sale side from January 1st to August 19th 2008 for the Tuolumne County Board of Realtors.

I told her I had no idea and she stated that her Broker Kim Darr had brought it to her attention.

The actual unit sales were are at 22 and the top 49 agents averaged 8 sides of sales year to date.

This has been a soft market.

I knew I was closing transactions and as I have told others, its been all the lower end prices that have been selling. $20,000, $65,000, $150,000, $30,000. $231,000

It seems I'm closing 6-7 deals compared to one in the past for the same numbers.

I have a pending sale of $475,000 and this is high end in the present market.

What do I owe to these numbers ?. I'm equal in working with both sellers and buyers at 11 each and the number 2-3 agents have tied into the REO market with strong listings.

Hard work, great sellers & buyers, pricing to the market and I'm also a strong dual agent representing both buyers & sellers.

In addition the internet continues to be valuable in marketing.

I look forward in finishing the year and both buyers and sellers have been great to work with and in the past I have been a strong listing broker.

I look forward in my first ActiveRain referral.

Sonora Christmas Parade Friday 11/23/2007

Sonora, CA -- The 24th city sponsored Sonora Christmas Parade is set for a 5:30pm start Friday at the Old Red Church.

The parade will stage at Sonora High School parking lot. the pool parking lot and School Street prior to 5:30.

The following street closures will be in effect for the parade. At 3pm School Street at N. Washington and Snell Street will be closed to through traffic. At 5pm the following streets will be closed: Bonanza at Snell, Elkin at N. Washington, S. Washington at Church, Stockton at Green, Stockton at Forest Rd., Restano Way at S. Washington and Restano Way at Stewart.

The City of Sonora & PGE have just completed Old Fashioned Street lighting from Church St to Elkin (Red Church) The lighting is complimentry to downtown and is appreciated and is worthy of a night scene for taking a walk.

New Resturants

One of the enjoyments of living in Sonora is the positive dining experiences that we have in Tuolumne County.

In the city of Sonora alone, the expansion of the Diamond Back with its excellent food is pure joy and the staff is friendly and its always a pleasure to dine for luch or dinner.

North of the Diamond Back and a few walking steps is the Pasta Fool.

On South Washington is the Hong Kong Resturant, Outlaw Barbecue, and the new Indian Resturant the Bombay Pizza.

Looking for a great burger try Doc's Texas Barbecue & Burgers 636 Stockton Rd.

For Mexican Food try El Jardin or Alfredos.

Alfredo's makes the best Cranberry Margaritas.

For breakfast the Miners Shack is a winner.

For a Sunday Brunch try the the Old Stan at the corner of Stockton & Washington is outstanding.

Many choices are within the historic district and one must not forget the
Back Street Bar & Grill on Stewart.

Sonora Real Estate Market

The present real estate market is a buyers market and since late 2005 inventory has increased on a steady bases.

In 2004 listing on the market were under 50 and today in August 2007 there are close to 750 listings.

Some say this is a normal market, however the MLS is averaging 3 sales per day and this is a five day week.

Even 30 sales per month it will take years to exhaust the present inventory.

This market surrounds the mother communities and it appears to be a trend in the central valley that includes such communities as Modesto, Stockton, & Sacramento.

Even counties such as Sonoma and Napa have seen a decline.

As a broker for the past 31 years, the key issues in the selling of your property is price, location and marketing.

Another area that may increase the inventory levels is the amount of foreclosure actvity.

Recently I had a conversation with the top agent in Modesto and she stated that an additional 500 bank owned homes will go on the market within 30 day's.

With a buyers market there will be many opportunities, one year ago it was rare in Tuolumne County to find home under $300,000.

We are now seeing homes in the $250,000 range and yesterday I personally listed a mobile in an adult park for $39,500.

Another opportunity are purchasing homes for the rental income as the demand has been steady for the past twenty years.
