What's the average cost of utilities/insurance in the Twin Cities metro area?

I know that a lot of factors influence the cost of utilities, but I'm looking for a ballpark or range figure. I'm looking at 3+bed/2+bath homes in the Maplewood/Roseville/Vadnais Heights area. I have never owned a home so I just need a vague idea of what I'd be paying on top of mortgage.

Purchasing Agricultural Property

Hi,

In an agricultural land purchase before crop season who is responsible for the property taxes on the land? Would it be the buyer or the seller of the property?

I thought that it would be the buyer because they would be reaping the profits from the land. It would be the seller if it was at the end of the year.

Most housing markets across the country are continuing to chug along toward recovery as the local market begins its first buds into spring mode. New listings and overall inventory have become the prominent indicators to watch, as demand for quality homes to buy is up. Agents in some areas are seeing the highest prices and fastest selling times in years. Where it used to take months, it can now take mere days to sell an appealing home. Here's a quick recap of the week that was.

In the Twin Cities region, for the week ending March 16:

â€¢ New Listings increased 4.9% to 1,475

â€¢ Pending Sales increased 11.9% to 1,094

â€¢ Inventory decreased 30.1% to 12,661

For the month of February:

â€¢ Median Sales Price increased 15.5% to $160,000

â€¢ Days on Market decreased 22.2% to 112

â€¢ Percent of Original List Price Received increased 3.4% to 93.7%

â€¢ Months Supply of Inventory decreased 38.8% to 3.0

â€¢ Days on Market decreased 24.1% to 107

The local housing market has upheld several important resolutions. Four patterns continued from 2012: buyer demand was up, new and existing supply levels were down, prices were higher and distressed market activity eased. There were 2,797 closed home sales in January 2013, 11.0 percent higher than January 2012. There were 3,456 pending sales, a 13.3 percent increase over last year. Inventory levels declined 32.2 percent to 11,977 active listings, the lowest number for any month going back to January 2003. That marks an official 10-year low."Last year, traditional sellers re-entered the market in increasing numbers," said Andy Fazendin, President of the Minneapolis Area Association of REALTORS®. "With our limited inventory, that's led consumers to purchase more traditional properties, which sell for roughly 60 percent more than distressed properties."

Errors for entire Street

All house #'s & info is mismatched on Lincoln Ave. in Hutchinson, MN. House #'s & data (as are addresses on most GPS tools). House 555 is listed as 585 but yet data is with 585 and not 555. Are not any actual 600's - all houses are 500's on Lincoln Ave. SW Hutchinson, MN. Too much for me to fix as will mess up all houses on the street. Not of any real concern to me but thought I would make you aware of the errors.

Where do I start?!

I am seriously considering becoming a real estate agent and I'd love some advice from those who are now pros in the biz! I plan on taking my courses and exam in September, but from there I'm clueless. I've done some research and it sounds like Coldwell Banker is a great place for newcomers. They have a lot of resources, mentors, courses and other things that would help me get going and learn the ropes. What are your thoughts on that? Other suggestions? Once I get that part figured out and am hired on by a broker, what should I expect in terms of income? More specifically, how long might it take before I see money coming in rather than all going out for fees and such? Would it be wise, or even manageable to keep my current desk job but go down to part time so that I can at least continue to pay my bills? Anything else I should know going in? What do you wish you knew then, that you know now? Is it even smart to get started in this business with the current market the way it is? Open to all suggestions my friends! they have a sump pump which drains on my property, can i make them move it? and have trees in the back yard that are planted on the property line and branches come in my yard and block my access to backyard, can i cut them back?

We bought our home and closed without any neighborhood covenants, it was a foreclosure home. We later found out there were. Are we legally obligated?

Question on re-appraising home

The previous owner of my home finished off the basement himself so the sq footage is close to 2000 and 4 bedrooms, but he left it with the original specs of 1000 sq feet and only 2 beds(and thats how Zillow lists it), presumably to keep his property taxes lower.

Now that I want to refi or move I figure I need to get it reappraised to get the value up so i'm not so underwater.

I know my property taxes will probably go up, but is there any worse downside to that, as in can the county charge me the increased taxes for previous years? If thats not a risk how do i get it reappraised, just contact the county?

Why does the pie chart show 0.00% for condos in the downtown St. Paul area? It's mostly townhouses & condos/aprtments!!

Zillow NOT using accurate comps our home coninuing decline weekly on Zillow, but homes 200K sold mor

Homes (directly across the street just sold for well over 200K more than what Zillow has dropped our home value, over 100K decline past few months on Zillow and homes in our "section" are selling well over 200K more than Zillow is showing our house, and over 150K under what we have in our home. This is inaccurate information based upon sold homes comparable to ours, not the townhomes, smaller homes they are pulling up as comps, not the square footage, property view (no homes behind ours, wooded lot view, River view from bluffs front view) How do we correct?

How will the Time & Quality of a commute effect property values?

Many of the benefits of home ownership are emotionally based. One of the biggest may be the state of mind one is in after returning from a day of work. Road rage, additional attention paid to traffic, a general waste of life.

With the completion of 3 road projects, the Cottage Grove area stands to benefit greatly.

The Wakota bridge across the Mississippi on 494 opens up the Edina/Bloomington/
Airport area to a carefree commute as well as another access to Downtown St Paul via 52 and Minneapolis with 110/62/35W (when 62 completed).

Highway 61 from 70th St to highway 10 is getting resurfaced and 494 from Bailey road to 10th St also.

Why isn't the Corcoran neighborhood included in the Minneapolis neighborhoods?

It is frustrating being a resident of the Corcoran neighborhood since I'm pretty sure that is the only neighborhood in the city that isn't included on this website. Could somebody please add it to the site?
