My husband's score is well over 640, but mine is low 600s, due to bankruptcy over two years ago. I understand that it is more about the big picture. We have low debt/income ratio, annual income of about 83k, and a 15k downpayment. I am working hard at getting my score up, but I am afraid we will miss out on the low market, as I see how much housing prices have gone up in the last 6-12 months! If you have a referral, please let me know! Thank you!<br \><br \>6 replies Sun, 17 Nov 2013 00:53:00 GMT http://www.zillow.com/advice-thread/Looking-for-a-lender-who-works-with-under-640-credit-score/519250/ 2013-11-17T00:53:00Z What's the average cost of utilities/insurance in the Twin Cities metro area? http://www.zillow.com/advice-thread/What%27s-the-average-cost-of-utilities-insurance-in-the-Twin-Cities-metro-area/489972/ I know that a lot of factors influence the cost of utilities, but I'm looking for a ballpark or range figure. New listings and overall inventory have become the prominent indicators to watch, as demand for quality homes to buy is up. Agents in some areas are seeing the highest prices and fastest selling times in years. Where it used to take months, it can now take mere days to sell an appealing home. Here's a quick recap of the week that was.<br/><div>In the Twin Cities region, for the week ending March 16:<br/><div>&acirc;&euro;&cent; New Listings increased 4.9% to 1,475<div>&acirc;&euro;&cent; Pending Sales increased 11.9% to 1,094<div>&acirc;&euro;&cent; Inventory decreased 30.1% to 12,661<br/><div>For the month of February:<br/><div>&acirc;&euro;&cent; Median Sales Price increased 15.5% to $160,000<div>&acirc;&euro;&cent; Days on Market decreased 22.2% to 112<div>&acirc;&euro;&cent; Percent of Original List Price Received increased 3.4% to 93.7%<div>&acirc;&euro;&cent; Months Supply of Inventory decreased 38.8% to 3.0</div></div></div></div></div></div></div></div></div></div><br \><br \>1 reply Tue, 26 Mar 2013 17:51:00 GMT http://www.zillow.com/advice-thread/Market-Info-Update-3-26-13/484861/ 2013-03-26T17:51:00Z Market Info Update http://www.zillow.com/advice-thread/Market-Info-Update/481394/ <br/><br/><p>REALTORS&Acirc;&reg; must sell. Four patterns continued from 2012: buyer demand was up, new and existing supply levels were down, prices were higher and distressed market activity eased. There were 2,797 closed home sales in January 2013, 11.0 percent higher than January 2012. There were 3,456 pending sales, a 13.3 percent increase over last year. Inventory levels declined 32.2 percent to 11,977 active listings, the lowest number for any month going back to January 2003. That marks an official 10-year low."Last year, traditional sellers re-entered the market in increasing numbers," said Andy Fazendin, President of the Minneapolis Area Association of REALTORS&reg;. "With our limited inventory, that's led consumers to purchase more traditional properties, which sell for roughly 60 percent more than distressed properties." &nbsp;</h3><br \><br \>1 reply Thu, 14 Feb 2013 17:17:00 GMT http://www.zillow.com/advice-thread/Market-Info-Update/478618/ 2013-02-14T17:17:00Z could I convert a rambler to wheelchair accessible in St. Paul's BattleCreek 'hood for cheap? http://www.zillow.com/advice-thread/could-I-convert-a-rambler-to-wheelchair-accessible-in-St-Paul%27s-BattleCreek-%27hood-for-cheap/470846/ 5 replies Sun, 09 Dec 2012 23:52:00 GMT http://www.zillow.com/advice-thread/could-I-convert-a-rambler-to-wheelchair-accessible-in-St-Paul%27s-BattleCreek-%27hood-for-cheap/470846/ 2012-12-09T23:52:00Z There is a photo of mine on the zillow web site and there doesn't appear to be anyway to get it off. http://www.zillow.com/advice-thread/There-is-a-photo-of-mine-on-the-zillow-web-site-and-there-doesn%27t-appear-to-be-anyway-to-get-it-off/459805/ I would be ok with leaving the picture on the site if someone would pay for it.<br \><br \>2 replies Thu, 13 Sep 2012 20:10:00 GMT http://www.zillow.com/advice-thread/There-is-a-photo-of-mine-on-the-zillow-web-site-and-there-doesn%27t-appear-to-be-anyway-to-get-it-off/459805/ 2012-09-13T20:10:00Z Errors for entire Street http://www.zillow.com/advice-thread/Errors-for-entire-Street/458123/ All house #'s &amp; info is mismatched on Lincoln Ave. in Hutchinson, MN. I plan on taking my courses and exam in September, but from there I'm clueless. I've done some research and it sounds like Coldwell Banker is a great place for newcomers. They have a lot of resources, mentors, courses and other things that would help me get going and learn the ropes. What are your thoughts on that? Other suggestions? Once I get that part figured out and am hired on by a broker, what should I expect in terms of income? More specifically, how long might it take before I see money coming in rather than all going out for fees and such? Would it be wise, or even manageable to keep my current desk job but go down to part time so that I can at least continue to pay my bills? Anything else I should know going in? What do you wish you knew then, that you know now? Is it even smart to get started in this business with the current market the way it is? Open to all suggestions my friends! Thank you in advance - I look forward to your responses!
