and don't want to buy right now. I am a KC native, but haven't but haven't been here for 12 years. We are looking at a lovely apartment at 38th and Walnut. Can anyone comment on the immediate area? We see lots of nice, big homes, but things seem pretty sketchy one block over on Main!

I am considering moving to Morningside from Volker. Safety is a huge concern. Do you feel safe in Morningside? Do you need a security system? I have personally been a victim of crime in Volker 5 times, in 8 years. 3 property crimes, and 2 assault/ robberies. Any views, stats, or opinions would be greatly appreciated!

A market analysis or CMA is a free service offered, and is to a large degree an non-subjective way to pin-point the market value of property. Why is this important? If you are considering selling your home, having an experienced agent perform a complete CMA will eliminate error in pricing. If you are considering making an offer on a home, you will want to know the value you are getting. In rural areas such as Table Rock Lake, Kimberling City and Branson Missouri there is such a variety of properties that include custom homes built on wooded acreage, lake-front or lake-view lots. There are variances such as neighborhood conditions, construction type, and location to conveniences. In this particular market a computer CMA can have a significant margin of error. One way to reduce error is to include a "Cost Approach" in the Market Analysis. This is where you re-build the home to find a replacement cost. You then depreciate the age and condition of the home then average the price per square foot with the base price of comparable homes (sold and currently on market). The result is you now you have all the elements necessary to get an accurate price.

Where to buy a multi-family?

I am looking to buy my first house and I have decided to buy a multi family. I have a slew of questions so I guess I'll start. First what area should I buy to maximize income? I definitely want to stay less than 200,00. I really like the Soulard area but it seems like all the multifamilys in that area are really expensive. The South City area have a lot of nice places but the fact that it has a lot of places on the market makes me think its not good plus it doesn't seem like the best area. Second should I go for a duplex or 4-family for my first place. I'm young and unmarried so for myself I don't need a big place but also if I had just a duplex that has 2 or 3 bedrooms I could still have roommates and have room to grow into. Lastly at most real estate offices do they have agents that specialize in multifamily? Any information would be greatly appreciated!

Condo market in the Central West End

Hi,
I'm going to be a first-year med student at Wash U this fall, and I'm trying to decide whether it makes more financial sense to buy a condo or rent an apartment for four years. Any advice would be appreciated. For instance,

Is the condo market in the Central West End area stable? Am I likely to be able to sell easily at a good price in four years?

Are current condo prices up or down?

Is anything happening in the Central West End in the next four years that would cause a significant change in property value in the area?

April statistics show Lower Priced Homes (Less than 200K) have the highest activity. Higher priced Homes (Over 400K) are showing little or no activity with day on market increasing. There is little or no activity on vacant Land.

St. Louis Neighborhoods

I am currently looking at purchasing a condo in the DeBaliviere place neighborhood. I looked at a lot of neighborhoods (Wash Ave, De Mun, South City) and have found that this area is the best match.
It's close to the Metrolink, near Forest Park, and really close to schools, hospitals and local business and entertainment districts.
It's a really safe and quiet neighborhood, and offers residents a lot of variety in terms of housing options.
This is one of the places I'm thinking about buying from. Check it out!
