Number of Homes sold in Metro Atlanta Georgia that were foreclosures Q4 2008

As you can see by the chart below, the number of foreclosure and bank owned homes sold in the Atlanta area have been slowly increasing. We finished 4th quarter in 2008 with 31.7% of the sales being foreclosures. This number does not include the Short Sale listings which are on the rise as well.

The increase in the number of foreclosures has contributed greatly to the decline in home values.

If you have been considering buying a home, whether it is a foreclosure, short sale, or normal resale, there is really no better time to buy than right now.

If you happen to be on Zillow researching ATL neighborhoods, hopefully you understand that the Capitol View (CV) neighborhood is lumped into Oakland City. It is nearby but it is not representative the demographics that are rapidly changing in CV. This is a gem of a neighborhood in SW Atlanta, yes SW ATL is high crime, high thug factor, low income, but when one sees this n'hood they are reminded of other neat ATL n'hoods such as Grant Park and Candler Park. That is why CV is emerging as the next take off neighborhood when the real estate market gets better. And not to mention the location just 3 miles from DT and Midtown- easier to get to than some of the other neighborhoods. I hear from several RE agents that investors are buying the foreclosures and cheap properties here knowing full well this area to take off. It may be cliche but it is more true than ever before..now is the time to buy. People are still moving in and the area is gentrifying quickly despite the economy. We have new zoning proposed to allow new business to come into our 2 commerical nodes. Visit our n'hood website: www.capitolview.org

I've been looking around West End and am wondering what the estimation is for full revitalization and what kind of progress has been going on. Also from a demographic standpoint what would you say is the ratio of upstanding citizens who care about the area and increasing its value?
