I've sold real estate for many years and I've always felt that a warm house was more pleasant to show and seemed to garner a better opinion from the Buyer. But since I live in Oregon and am a person who finds it quite hard to stay warm enough, I figured my viewpoint was more of a personal one. That was until I heard a recent news story on www.radiolab.org. The broadcast referred to an experiment that intended to show whether human opinion can be influenced by temperature. Researcher Lawrence E. Williams and psychologist John A. Bargh seemed able to influence people's opinions by having them briefly hold a warm cup of coffee versus a cold cup of iced coffee. It is theorized that the part of the brain that perceives temperature is also linked to opinion creation.

This theory could have amazing implications for real estate sales. I recall the number of foreclosed homes I showed this winter which had ice inside the windows. Not surprising that they haven't sold. Agents typically request that their Sellers keep the home in a warm and inviting condition at all times for showings, and this experiment may indicate the importance of doing so. Overheating vacant homes is a terrible waste of energy, but maybe a case could be made for providing coffee and tea to Buyers! Seriously and ethically speaking, explaining to Buyers that their perception of the home, situation, or even inspection might be influenced by temperature could theoretically help a Buyer make a less biased decision. For those of us in the cooler States, this might help us make a few more winter sales, as well.

Is Washburn Park an asset to the neighborhood?

How does everyone feel about Washburn Park on Agate and 20th? Does anybody use it in it's current form? I see little seating, no picnic areas and no playground. Do long time neighbors enjoy doing activities in the park?

Many neighbors I have talked to in person seem to appreciate the open space, but really don't visit it. I would love to know what Zillow neighbors think. If the park district was willing to upgrade it, what would you like to see in the only park in the Fairmount neighborhood?

What are other investors' perceptions of the real estate market? Is the current availability of homes that can be rented and cover their payment enough motivation? Or are people waiting for something else to happen, and if so, what is that?

How would you define "affordable housing" in Eugene, Oregon? What makes housing "affordable"?

This may seem like an obvious question, but Eugeneians have very different views on the matter. We currently have very few new housing options under $200,000, so some may feel that there is a lack of affordable new housing. However, there are many of decent older homes from $145,000-$200,000 available. What do people feel is an "afffordable" payment amount? What is an "affordable" downpayment?

I just recently drove by the new hospital and even though it isn't finished yet I thought it was absolutely amazing looking. I'm really excited about what it could do for the local community, what does everyone else think?

Looking for a Family oriented neighborhood

Hi,
We are moving to Eugene next month from Portland area.
We are looking at a couple places in your neighborhood. Specifically Manchestor street area off Wilakensie.

We have 4 children 8, 6, 3, 4mos. We are professionals (Engineer, Nurse) and are looking for a place were our family would fit with our young family profile. Can anyone comment on your neighborhood? Would we fit in?
