The broadcast referred to an experiment that intended to show whether human opinion can be influenced by temperature. Researcher Lawrence E. Williams and psychologist John A. Bargh <strong>seemed able to influence people's opinions</strong> by having them briefly hold a warm cup of coffee versus a cold cup of iced coffee.&nbsp; It is theorized that the part of the brain that perceives temperature is also linked to opinion creation.<br/><br/>This theory could have amazing implications for real estate sales.&nbsp; I recall the number of foreclosed homes I showed this winter which had ice <strong>inside</strong> the windows.&nbsp; Not surprising that they haven't sold.&nbsp; Agents typically request that their Sellers keep the home in a warm and inviting condition at all times for showings, and this experiment may indicate the importance of doing so.&nbsp; Overheating vacant homes is a terrible waste of energy, but maybe a case could be made for providing coffee and tea to Buyers!&nbsp; Seriously and ethically speaking, explaining to Buyers that their perception of the home, situation, or even inspection might be influenced by temperature could theoretically help a Buyer make a less biased decision.&nbsp; For those of us in the cooler States, this might help us make a few more winter sales, as well.<br/><br/>[content removed by moderator for being self promotional]<br \><br \>5 replies Sat, 25 Jul 2009 19:21:00 GMT http://www.zillow.com/advice-thread/Can-temperature-affect-a-Buyer%27s-perception-of-your-home/260469/ 2009-07-25T19:21:00Z Is Washburn Park an asset to the neighborhood? http://www.zillow.com/advice-thread/Is-Washburn-Park-an-asset-to-the-neighborhood/11178/ How does everyone feel about Washburn Park on Agate and 20th?
