My home is shown at $95 a sq. ft. and neighborhood comps are at $118 sq. ft.Why? We have upgraded!!!

We have remodeled(ton of upgrades) our home in the 2 yrs. we've lived in it. Why are the comps per sq. ft. ($95-our home--$118 rest of neighborhood) alot lower than the rest of the neighborhood (Pinecliff-a great, upscale , quiet community-with custom homes).
